Anyone want to guess what the quotes are going to be?

Getting the following work done:

Half double garage conversion, window in place of door, front will be utility, back will be gym. Door to garden and door to other half of garage

Knock through of dining room / kitchen / current utility room. Wall between dining room and utility is outside wall (previous extension) Will need large steel beam front to back (7m+) and potentially a 5m beam width ways.

Bifold doors to back, 5 panes. Steel lintel presumably needed, 4.2m

First indicative quote coming in at weekend, pending full structural drawings next week. What are the guesses??

Quote I think will include fitting the kitchen, laying the flooring, basic electrics etc.

Last year we had walls knocked down and a steel put in and it was about £15k. Bifold doors £10k, but no steel.

Not sure about your garage though, and presumably that's the expensive bit!

How big were your bifolds?

A builder friend has just advised me we’d be looking at 100k for this size extension at the moment. We’re in SE. I thought 30k!

I'm desperately hoping I can come back and be like...the quotes are WAY less than expected. But I'm not holding out any hope at this point 🙈

How big were your bifolds?

3 panels - the space was a sliding door with two panels if that makes sense. So not massive.

Based on the costs for the work we need done just now which includes some steels but no bi folds etc, I'd say you are looking at closed to £100k without kitchen!

I agree. We’ve recently had 5 panel bifolds and they were £10k. That didn’t include a steel as they were replacing crappy old upvc bifolds that were already there so we didn’t need one.

Garage conversions can be done fairly cheaply, but beams and kitchen fitting both cost a fortune!

I reckon you’re looking at £70-90K, depending on location.

Sounds like a reasonable quote. I find people here overestimate costs compared to what I see irl, but I am not in the south east and perhaps that makes a huge difference.

Second quote...£90k. So rather a big difference between the two 🤔
Will go back to the first one and make sure it definitely includes everything we want doing

Second quote is split into kitchen and garage. The garage section is £37k which seems really high

Pick those quotes apart. Is the garage conversion a single skin block wall and a new garage door? Does the conversion need the floor height increased and a firedoor?
Did they all quote for exactly the same bi-folds and flooring?
