Anyone want to guess what the quotes are going to be?

Getting the following work done:

Half double garage conversion, window in place of door, front will be utility, back will be gym. Door to garden and door to other half of garage

Knock through of dining room / kitchen / current utility room. Wall between dining room and utility is outside wall (previous extension) Will need large steel beam front to back (7m+) and potentially a 5m beam width ways.

Bifold doors to back, 5 panes. Steel lintel presumably needed, 4.2m

First indicative quote coming in at weekend, pending full structural drawings next week. What are the guesses??

Quote I think will include fitting the kitchen, laying the flooring, basic electrics etc.

I would hedge my bets on no change out of 60k, at least!

You don’t say if kitchen will be included in the quote (I would assume not)

No, just the fitting of it but not the units / appliances

I'm going to hedge at £70k plus £20-30k for kitchen

There will be a strong desire to keep the quote below £100k but I think they will struggle.

Wow. I’m amazed at estimated costs of things these days. I want a 3 x 5m extension and pre-Covid it would have been feasible but I daren't try and predict the cost now.

Just done a new kitchen, bit of building work, no new appliances, no change from 30k and we tried to budget. 10k more than a similar project done 5 years ago, the cost of everything is crazy high, needed one bit of wooden beading, 1.5 m long, was £25! So brace yourself!

Yeah our good friends have helped us plan the space and they estimated how much it should cost based on works they had done pre / during covid - they had large rear extension, above garage extension, into garage conversion, steels needed etc. Their building costs were £110k

Does the garage need a second layer of bricking?
Are you having to retire and rerun pipes for radiators? New light switches etc as old places won't necessarily work with new layout?
Do you need drains doing for utility or kitchen?
I'm guessing with architect, steels drawings/calculations, all the plaster boarding, plastering, rewiring, repiping, drainage you'll not get much change out of £100-125k

I know someone that just had a garage conversion for £22k and we live in the north so would likely be double if your somewhere like London etc...

A builder friend has just advised me we’d be looking at 100k for this size extension at the moment. We’re in SE. I thought 30k!

Last year we had walls knocked down and a steel put in and it was about £15k. Bifold doors £10k, but no steel.

Not sure about your garage though, and presumably that's the expensive bit!
