Hello, we are looking to sell and have only had 1 viewing. Price wise the house is slightly less than comparable 3 beds, but fully appreciate the house is only worth what someone is willing to pay for it!

Would appreciate some tips on how I can improve the Rightmove listing so at least we can try and attract some viewers!

It looks like a very clean, nicely presented property, but if I had to be critical and you were having some photos retaken, I'd put a couple of colourful pots on the patio with shrubs. I know the minimalistic look is thought the way to go for house sales, but as you haven't got any units on one side of your kitchen wall it looks a bit stark. Maybe having one or two items out on the worktops might help, unless you're willing to put a picture up. When I first saw the photo of your hall, looking towards the door, the shadow from the light fitting looked like damp (it's obviously not if you go onto look further).

Also, let the agent know of anything positive, ie guarantees, if you've had something newly replaced, if you have any flexibility on moving, are willing to think about all offers - that way, they'll know if it might be of interest to some viewers.

There are no room measurements on the floor plan or overall square footage/meter age given on the listing. Those are one of the first things I look at, as there can be a huge difference in size between houses listed simply as 'three bedrooms'.

It all looks very bare and clinical, almost too tidy - I’d make it look a bit more lived in if I were you!

What is the estate fee? On the advert it is not specified and that would put me off. I don't know why they have stated its on Duchy of Cornwall land and I would worry that would be another fee to pay etc.... or they have some rights on the land.

No measurements on the floor plan I want to see them on there.

The rest of it looks lovely.

I love your house but I would take some coats down as the hallway looks like it has too many coats and it shows a buyer that there isn't enough coat space. I would also put some art work up, red appliances in the kitchen and put a few cheerful rugs down as some rooms look a bit stark and the outside house style is not minimalist - more cottage style and lovely.

Room sizes and the fees are needed - the rooms look big but not having the info makes it look as if there is something to hide

There are no improvements required photos-wise as they are bright and they portray your home in a good light. Measurements would be helpful on the floor plans. Does your EA ‘feature’ properties to give them a maximum boost? I’ve seen other EA’s do this!

Your house is amazing and if I was in your area then I’d be definitely interested! It needs no work, all ready for the new owner to move in! Good luck!

I wouldn't bother with changing anything about the house itself - it's gorgeous and the pictures are lovely! Don't waste time.

I'd definitely want to have a floorplan with actual room measurements and overall size & have proper information about the fees. That's what might be putting people off (it would put me off, especially the floorplan with no measurements - I tend to skip such properties in my research! For the fees I would just ring up and ask - provided they have an immediate answer - before booking a viewing).

I think that the real problem is that there seem to be an awful lot of three bed houses on the market within a 1/4 mile of yours - some new builds at quite a bit less. Your house needs quite a lot going for it for someone to want to spend £40k more.

I really dislike coats and shoes in hall way so would try to move them elsewhere or reduce down to the bare minimum you need there.

There’s no such thing as too tidy when you are selling so I wouldn’t make it look lived in! Other than that it looks like a lovely well kept house. Move in ready but with scope to put own stamp on it in the future.

I'd get them to take pictures at the time of day your garden gets sun. Those photos have it almost entirely shaded and it must get sun at some point in the day.

Couldn’t see which way the garden is facing even though it says sunny garden in the description and lots of shadow in the pic! Also where is the overall square footage? These 2 things are very important to me. Th3 house is very neatly presented.

Add some plants to add a bit of colour in the house.

Photo 2 is awful! Ask agent to add a photo of the garden when it’s in full sun.

It's a lovely bright house and is presented really well. As a pp mentioned I would move the coats in the hallway, just makes it look a little untidy. But that's the only criticism I have!

I think you need to make it more lifestyle-y / aspirational.

Most of these things you can take with you...

  • Large rugs that reach under the furniture in the living time, main bedroom and pink bedroom. These will add colour and texture.

  • floating oak shelving along the kitchen wall above the worktop. Dress with nice recipe books, candles, plants, attractive jug etc.

  • really decent sized mirror above the fireplace for a bit of drama, the one that's there looks a bit mean

  • take all of the books out of the bedroom and arrange them within the living room shelves. Add a few small personal photos, a couple of fake plants if needed, a couple of curios. Again adding colour and texture. Get rid of the bedroom bookcases or maybe put one in child's room which looks a bit under-furnished

  • very carefully 'curate' the coat hooks in the hall as pp has said

  • buy a matching pair of small armchairs in a neutral colour/texture and put one in the living room facing the sofa at an angle between the front window and the tv unit, to create the feeling of a more conversational space. Put the other in the corner between the wardrobe and the bay window in the bedroom. Dress each with a cushion and throw to match the room, again adding colour and texture

  • think of something else other than the alessi fruit bowl in the kitchen. Maybe a round wicker tray dressed with a vase of flowers and a candle, set on a nice mat. Pinterest is your friend. You don't have to love it.

  • lots of fake plants in all bathrooms for colour and texture, group in 2s or 3s in places

  • put some furniture (even a cheapish set) in the garden to give buyers a sense of space and scale

  • agree as PPs have said re measurements etc.

It think it's a lovely house OP

But the photographs are dreadful the lighting is terrible.

The downstairs space is tight as there is only one room so that will put off some but there is space to add living kitchen bifold type back extension.

The coats are a bit over stuffed but I didn't notice until it was pointed out.

I'd have a look at other agents photography and tell they are not good enough and you want them to look like xx EAs.

One thing that caught my eye, if you scroll down to the location map, the preview makes it look like it’s in the middle of nowhere? Whereas if you click on it, you can see the roads - I assume because it’s a new build estate? Might not be something the agent has any control over, but worth mentioning IMO.

I think it looks lovely. As others have pointed out, quite a lot for sale in Nanseldan and loads of other new builds in and around Newquay so just a saturated market. Yours looks more spacious than most with a lovely big / private garden.

There is nothing wrong with it at all. However, to try and get it noticed more than others you could go a bit more wow factor with the decor. I'll attach some examples.

This one is quite similar neutral colours but with the odd sweep of black to add contrast, makes it a bit more hotel like if you see what I mean.

Your house looks extremely clean, bright, well cared for and in a safe and pleasant area. Measurements would be useful, but the rooms look to be a good size. I was puzzled by the floor plan of the front room downstairs, which doesn't seem to match the shape of the room in the photo, but wouldn't be put off by it. Maybe the lack of viewings is due to something outside your control, such as a sudden influx of new builds in the area just coming on the market, or major work planned nearby. Good luck.

If you do nothing else, remove photo 2. It makes the garden look like it never gets the sun and that gives a negative impression before you’ve even seen the inside of your house.
