Don't know the area but isn't London all really pricey? Looks like a bargain if so but it's sold isn't it?

Autumn1990 · 17/09/2024 17:19

not really 3 bedrooms as it’s more kitchen diner, living room plus 2 bedrooms. The bathrooms are basic fittings, nothing wrong with that but they are not well fitted and the space is awkward. I don’t know how it is price wise
good space in the cellar but it will need finishing

worldwidetravel2017 · 17/09/2024 17:23

No - leasehold

Knownoone · 17/09/2024 18:11

The road is really busy. You need to go and view the house. Walking distance to south Wimbledon tube. But v v busy road

lazzapazza · 17/09/2024 18:42

No because I do not want to live in London. Hope that helps.

troppibambini6 · 17/09/2024 18:52

It's only the ground floor and cellar though is that right?

terriblyangryattimes · 17/09/2024 19:24

Nope. The kitchen is also the living room but it isn't because it seems to have units in both sides?
The basement doesn't have windows so if used that as a living room it's gloomy. Tiny outdoor space, people above you.
Rooms are small. No thanks

DrySherry · 17/09/2024 19:27

No, I would always try to avoid anything without a full freehold title.

NancyBellaDonna · 17/09/2024 19:27

I wouldn't touch this. It looks like an outrageous cowboy job and the workmanship is poor.
The EPC is F which is low. Are those windows at the front, single pane or has double glazing been applied (not sure when the property was inspected though)? I'm thinking ventilation condensation problems - same with the bathrooms where the ventilation is inadequate (look at the extractor vent shoved into the ceiling void! The access to the garden is through a bedroom.
I doubt if any soundproofing has been added and upstairs tenants/neighbours could be noisy.
The cellar looks like it might have problems with damp. The adjoining property has some issues with broken downpipes and damp.
Shared freehold? Is that shared liablility for repairs and maintenance of the whole property ie roof, chimney stacks, shared mains drainage etc. Also busy road and no parking. It could be an expensive mistake.

Looks like a proper dump.

I stopped when I saw it was leasehold. That would be it for me, no matter how nice the house was

Yes it was couple of months back when the house was on the market, to understand options on cellar conversion :)

No I wouldn’t because it’s on a busy A road.

Share of freehold with 999 year lease is common in London and not the problem.

The problem is the busy road and cowboy job building work done on the property. I think it would be a money pit. I appreciate the amount of space is cheap by London standards but I would prefer to buy somewhere smaller on a quieter road without worrying about damp etc. Or move further out of London where property prices are cheaper if you need that amount of space.

HellsBalls · 18/09/2024 06:07

Looks like a cheap spruce up job. Not enough electric sockets anywhere. Solid brickwork so will be freezing. They didn’t even bother to brick up the rear bathroom window. Cellar has damp evident.
Too many warnings to continue.

HurdyGurdy19 · 18/09/2024 06:52

No. Just look at the "views" out of any of the windows. You'd feel completely hemmed in.

Tiny, totally overlooked outdoor space.

No discernible lounge space, just a table squeezed between two rows of kitchen units (which are not shown accurately on the floor plans). Where are you meant to actually live? Presumably the basement?

And just look how the shower curtain rail has been fitted in the bathroom! Across the window.

No - as has been said upthread, it looks like a botched, unprofessional job, done on the cheap, for a quick profit. (Has it been on Homes Under the Hammer as someone's first project?)

I reckon it could turn out to be a money pit.

I don't know the area, but it does seem cheap for London. And if it's cheap, then it's cheap for a reason.

I'd avoid it.

GettingStuffed · 18/09/2024 10:42

It's showing as sold STC. Are you the buyer?

Just4thisthreadtoday · 18/09/2024 10:50

It's amusing to see how many posters have clearly never bought a property in London.
