Yes it was couple of months back when the house was on the market, to understand options on cellar conversion :)

Two-thirds of flats in London are leasehold, so you'd be ruling out an awful lot of the market. When I was flat-hunting I never even came across a freehold one - they were probably out of my price bracket.

When daughter was looking in north London every flat she viewed was leasehold or leasehold share of freehold.

London is different to other places in so many ways, you kinda have to know that market.

It is on a very busy main road.

But good public transport and Morden Hall Park is beautiful. Lots of green space in the wider area.

Share of freehold and long lease is good for a flat / maisonette.

It is Regional-Dwellers or the wealthy who are squeamish about flats, terraces, leaseholds and no garage: millions and millions of people in London live ordinary lives in flats etc. Replies that ignore context (London and your budget) are a waste of space.

This does seem to have had a bargain cosmetic makeover… I would want to be very sure about damp etc.

Flats are leasehold. You can have a lease with yourself by having a share of freehold. But obviously shared with other flat owners. Or you could buy the freehold to the whole property and be lease owner to the others.

The point being made is that people saying they wouldn’t buy a leasehold flat are presumably not familiar with the London market.

No way would I buy this, it has a terrible "energy" .
No view other than fences/walls from bedrooms.
Literally depressing and opressive.
Back garden overlooked from neighbour's terrace and other buildings.

I believe we are just guessing that the basement is likely to have damp issues as they often do.

Cowboy work because some of the building work looks cheap and not particularly well done.

No. You'd be better off looking in Colliers Wood tbh, on the bit between the railway, the A24 & Bygrove/Boundary roads.
