Selling house - overly stressed

Anyone else feeling overly stressed about selling their house? It's only been on a week and I already feeling really overwhelmed by the whole thing. Keeping the house spotless with kids isnt easy and we have had 8 viewers and not a peep of an offer or extra viewing. Please tell me I'm not the only one to feel like this. I thought it would be slightly more fun (how foolish).

It's second on the list of life's most stressful events.

Right up there after divorce/death of a spouse.

Could you have open days instead of diffeent viewings at different times? Like the next 3 Saturday afternoons from 2-4? Would lthat help?

You're definitely not alone in finding house selling stressful - there is a whole thread about it on Mumsnet and it isn't fun at all, especially with kids.

8 viewings in 1 week though - wow! That is stressful too but a good sign that you will be getting an offer soon as the house is obviously priced about right to appeal to potential buyers. Not all of them will be in a position to proceed though so you need to wait for the right person.

We aren't even living in the property were selling and my stomach is churning. We've someone who wants our house but has to sell those first.

Tell your agent only to entertain viewers who are on the market already/ready to proceed!

I'm in the same boat, toddler, baby, dog and trying to keep the house spic and span is borderline impossible so I said only viewers who are proceedable. That might lift some of the pressure

It can definitely be a stressful process, especially if people don't play straight/ pull out after you have spent money.
Perhaps tell the agent to screen the viewings better to save you from wasting so much time cleaning.

I'm on the verge of telling the agent I will do the viewings myself so that we can do nights /weekends but I don't know if I would be the best person. Might take it all too personally.

One thing is to get a copy of the property information form and complete it in advance. I didn’t and it took a while to get all the info together ( planning permission and building control docs etc). Also took me 2 days to find the water meter!

Your estate agent should be vetting viewers. We only accepted those with evidence that they were in a position to proceed

I’m fed up with the whole business; house on the market for 6 weeks- literally no one last week. It’s very unnerving somehow and the keeping the place tidy makes it not feel like home!

Yes. Apparently the same faces at most houses the last few months. So disheartening and a waste of everyone's time.

By the time I actually moved house I was practically catatonic with stress! My first set of buyers pulled out with two weeks to go (I was halfway packed up). When another buyer came along I was a bag of nerves all the way through.

My one tip, never exchange and complete on the same day. I don't know if that's still prevalent but don't do it or you might spontaneously combust with worry. At least after exchange there is a contract in place and you relax a bit.

Don’t do this, a lot of people hate viewing with the owner there. And don’t restrict viewings to open houses either - in this market you need to be flexible.

that doesn't mean they're time wasters, some people are able to be more flexible about what they buy & how much they spend.

and currently not sold. Some people don't need to have sold to buy. they might have a complicated situation, as I do.

Doesnt mean I, or they, won't buy if a good property becomes available.

Sure you can dictate some people can't view your house, but you'll lessen your pool of potential buyers. I don't get bothered about it as I'll just buy another property with more welcoming sellers 🤷🏻‍♀️

It is so difficult, keeping the house really clean and tidy when there’s lots of you living there and pets etc. mine was in the market 3 months and we had 30 viewings and 3 offers finally (which all came at the end) After the first 12 or so I said only people abke to proceed. I did viewings myself and actually got some nice feedback 🤣. I prefer the owner showing me round I can ask about neighbours and anything I want to know. I think people are being very cautious this year and seem to want to just keep viewing and viewing but won’t commit. You can do this hold on and remember the end result

It’s so stressful! And so many different ways in which it can cause stress…no viewings, loads of viewings but no offers, buyers who disappear, buyers who demand the moon on a stick repeatedly, buyers who threaten to pull out, buyers who do pull out, useless EAs, useless solicitors…take your pick 🫣 And that’s before you’ve started on your onward purchase!

Good luck OP, if you need a buyer who can move fast then I would ask for details on the viewings before they are booked: whatever their circumstances (FTB, cash, sold STC) are they currently proceedable?

People pulling out at the last minute when you have organised removals, new schools, time off work, etc, etc is definitely stressful! These sort of things are the worst thing about the UK system. Viewings are absolutely fine compared to this sort of thing.

I think @Just4thisthreadtoday makes a very fair point. People who view lots of properties are not necessarily time wasters. They may just be in no hurry, very particular about what they want, want to keep abreast of exactly what is coming to market/ what types of homes are selling and for what price so that they can 'pounce' as soon as something they really like / think is well priced turns up.

I feel for you OP, we are back on the market after our buyer pulled out just before exchange!

We had 32 viewings the first time round, and now just done viewing number 8 of our second round.

With a toddler and 2 dogs it's a PITA!
