Why isn’t my house selling

Hi my house is a bit unusual but we’re not getting a lot of interest, I’d be grateful if you could look at the link and advise on any improvements. Please note the outside wall has been painted since the photo was taken and a new photo will be done this week. The price is spot on for the area too. Thanks everyone for the feedback, taken everything on board, we have reduced the number of photos on Rightmove, we will paint the wood in Bedroom 2 and tone down the hall ( in real life it does look good), hype up the kitchen a bit and get new photos. Appreciate we are in a low population area and need to be patient. Elgin is a fantastic, slow and leisurely place to live, beaches, mountains and woods all close by, sky is a brilliant colour and loads to do

Looking at the listing details, it says 6 bathrooms and 4 bedrooms, see below. Could this have been confusing for the search algorithm? Buyers looking for a house like yours might not actually have seen it yet.

Hi there are 4 bedrooms two with en-suite and a family bathroom in the main house but 2/3 bedrooms in the annexe, each with an ensuite. It’s been so difficult to work out the best way to market this house

Gorgeous house! Agree with others that the mix of newly decorated rooms and older styles might be off putting, and that it would be a good idea to style at least one of the extra bedrooms as a study or perhaps a playroom to show the versatility of the space. I'd also get rid of the parking picture, I think it's enough to say there is off road parking for x cars. The other thing that strikes me from looking at street view is that there doesn't look to be much privacy in the front garden? Maybe a couple of fruit trees along the edge next to the road could help to soften it a bit?

Thank you, we have got rid of a lot of photos. One of the annex bedrooms is being used as a study. The wall is actually really high from the road end so loads of privacy in the garden

Wow. I walked past your house last week and thought it was gorgeous. I was visiting as a tourist and looked on RightMove after. Unfortunately, I agree that the issue is likely just a smaller market and big house. I love it though!

Yes, where has the floorplan gone? The one which was there wasn't great but it was better than none at all, as it's so difficult to work out what kind/size of house this even is!

For that price in Scotland you can get way better in more salubrious surroundings I’m afraid. Even the next two in Elgin (both SSTCM) cheaper than yours (one slightly larger) have much more kerb appeal. Not overpriced for size but definitely for area.

It’s a massive house this most suitable for a business/home so you’ll have to wait longer for the right buyer. It will be exactly what they’re looking for. patience
