Why isn’t my house selling

Hi my house is a bit unusual but we’re not getting a lot of interest, I’d be grateful if you could look at the link and advise on any improvements. Please note the outside wall has been painted since the photo was taken and a new photo will be done this week. The price is spot on for the area too. I'm in Elgin so I know where you are!
Your house is beautiful but it is expensive for being right in the centre of town.
For that price you could buy a steading with land and I think most folk in that price bracket prefer that.
Its stunning but as other posters have said I think its got a small market. It would be perfect as a bnb or split into rentals. Its just a lot for the average family buyer.

Gorgeous house! Agree with others that the mix of newly decorated rooms and older styles might be off putting, and that it would be a good idea to style at least one of the extra bedrooms as a study or perhaps a playroom to show the versatility of the space. I'd also get rid of the parking picture, I think it's enough to say there is off road parking for x cars. The other thing that strikes me from looking at street view is that there doesn't look to be much privacy in the front garden? Maybe a couple of fruit trees along the edge next to the road could help to soften it a bit?

I’m in Scotland, I don’t think the decoration is much of an issue but as other have said for that price you could get a nice property more rural. I think the price is too much for an in-town place. Where I am at least, properties in town are cheaper. I hate the home report valuations sometimes, really feel off. And to note, Elgin is small, like where I live, and sometimes it takes a while to sell anyway so maybe all this advice is pointless as maybe it also needs time. You can’t really compare the speed of lots of England or the central belt house sales, the Scotland market is very different especially in some parts

I think it's an amazing house, and a steal for what it offers. I suspect the issue may be a small local pool of potential buyers for a house that size though.

In my much larger town in Scotland large houses take ages to sell.

Only smaller family homes in good areas go quickly, or very cheap properties in less desirable parts of town.

It's exactly what we're looking for (south west England) . I don't mind the decoration but I hate it when EA takes a ground floor room and mark it as a bedroom. I'd change the description of bedroom 7 to office.

Thank you for that. I think immediately after Covid everything went wild with a lot of panic buying with amazingly low interest rates, a different story now and the new UK government is not making reassuring noises about future finances.

Thank you. We have been advised not to carry on with decoration upgrades as it is as likely to deter some buyers as encourage others. The garden is not overlooked and the top of the wall is 8 feet higher than the road so nobody can look in. We agree about dressing the rooms to demonstrate purposes. I think perhaps we rushed putting the house on the market before it was ready for photographs.

Also in Scotland…for those speaking about the price being below valuation, the valuation system in Scotland is completely different from elsewhere in the UK.

The seller is the one who has the survey carried out which leads to the value and Home Report, so there are no nasty surprises, and you know what the mortgage valuation is, so £16k below valuation IS a selling point.

I think the market for the higher priced properties in Scotland has slowed right down, possible due to the general election and interest rates, it’s actually just gone back to how it was years ago, when it wasn’t unusual to be on the market for 2/3 months before an offer, the last few years of low rates and pandemic frenzy have totally skewed the market.

That said, it’s a lovely property BUT your photos are pretty dire-sorry. The photographer has done that really irritating thing of stretching photos to make rooms seem bigger, unless you actually do have 5foot wide doors!

A few hundred quid spent on a decent property photographer can be money very well spent.

Hi good to know that the garden is not overlooked or visible from the street.Google maps street view shows that the garden is raised up from the street which explains why it is a low wall when viewed from inside the garden. Your question is why won’t it sell, and looking at this as a potential viewer, I would be put off viewing by how exposed the garden looks/feels in the photos.

Kitchen is nice but blah. Can you hang a mirror over sink to add some depth to that white wall?

Lovely house overall.

Lack of trees & shrubs would deter me.

I think your issue is really just that the demand in that area will be low for a house of that size and budget. The one that's on at £550k and has an offer under consideration has been on the market for over a year.

Your floorplan has disappeared. I know it was there yesterday.

On closer inspection, the textured walls and ceilings (along with the orange toned wood) would give me pause.

Also, what I thought was exercise equipment in a bedroom is a drumkit and electronic piano - put these in the garden room maybe?

I'd move the property to another EA, one capable of generating interest abroad as well as in Scotland. I think marketing it as an investment or redevelopment op would be smart.

Not everyone wants 3 bedrooms in an annexe - I'd imagine it's a certain type of buyer who needs that...
All the random capital letters in the middle of sentences annoy the hell out of me with this one!

Bedroom 7 is used as a study, but it was full of packing boxes when photos were taken

It's very confusing in its decor, some very modern and then other areas look like student rooms one bathroom very simple and another with the loud tiles and clashing floor tiles. It doesn't flow very well and is chaotic.
