This house

Thinking of moving into the Ecclesbourne School catchment area from the South East of England, how much do you think it would cost to bring this house up to date for my family of three primary aged dc, plenty of other houses on the market in the area but I really want to keep chickens and this garden is perfect.

It’s a beautiful house, very much livable how it is…… the cost depends on what you want to do to it? What do you mean by ‘up to date?’

Depends how far you want to go. I'd be happy with redecorating and some new flooring. Maybe 20-50k depending on quality.

If you want to rip everything out and start from scratch 100k+

Nothing needs to be done. It looks like a lovely house, well laid out.
Gradually I would replace the bathrooms and kitchen and decorate throughout but just do one room a year probably!

It is an early 20th century period house with many outstanding period features. It would be sacrilege to rip those out.

It is already 'up to date'.
If you want it different, that's just your taste, and it's impossible to cost for that as your taste could be anything from basic redecorating (a few K if you do it yourself) to ripping everything out including kitchen and bathrooms and installing high-end fashion-victim everythings and ensuites (my guess for that, based on quotes on here, would be anything up to or even well beyond 100K).

I can't see anything major to change other than a few paint/wallpaper/flooring that are not to my taste. Bathrooms and kitchens look good. Nothing looks particularly "out of date" to me.

As previously pp said, I'd paint a room periodically over time.

Oh, and check that the deeds allow you to keep chickens. At least 2 houses I have lived in, the answer was no, according to the deeds....not that I wanted to, but the solicitor warned us we couldn't!

I really don't understand people feeling the need to do 'work' on a house that's in excellent decorative order and mostly fairly neutral. Even bits that might be considered 'dated' or old fashioned are in keeping with the style of the house.

But to answer your question, at a stretch I might paint the mahogany beams in the dining room so £20?

Everything else can wait until it wears out or gets tatty.

Once you have your own furniture in you could do a bit of painting and change the curtains and blinds you don’t like it will be far more what you like. I think it’s a fantastic house with a wonderful garden!

It depends what the survey turns up. If it says the wiring, plumbing and roof are fine then it's only some decorating to your own taste.

I'd change the kitchen units because I don't like them.

Redecorating you could do yourself over time if you needed to. They layout would bother me though, the kitchen is a bit small for the value of the house, with only a small dining area, separate dining room which always ends up being a playroom or etc, only one family bath and one en-suite, and I don't like conservatories at all. If none of that bothers you then it's just the decorating!

What do you believe 'needs" doing?

The wallpaper needs to go and some of the carpets. The kitchen doesn't "go" with the house so probably couy be changed but nothing actually wrong with it. I'm not a fan of the fitted wardrobes but they look sturdy so Id put up with them at least for a while.

The bathrooms are not to my taste but looks new so, for environmental reasons I'd either live with them or buy a house with bathrooms I like.

I think some of the wallpaper and paint finishes/colours need replacing. £5k to £7k. I'd want some of the curtains replaced to £12k to £15k and the conservatory needs either a roof or mtm blinds.

My major concern is the square footage. The room sizes aren't stacking with 3500 sq foot imo. The bedrooms are relatively small. We are just shy of 4000sq ft and about the same number of rooms but they are larger.

The garden needs some landscaping to bring it up to par with the house. £30k?

I've little idea of Derbyshire prices but it seems a little steep for Belper to me. I'd look to pay £1100000 tops and spend the rest on selective refurb.

It’s a beautiful house, the most I’d do is new flooring and change some wallpaper/paint but not in any rush, it’s got lots of lovely period features that don’t need ‘bringing up to date’ (i.e. do not rip it all out and paint it grey :( )

That front door is heaven. And the banister. At a guess, I would say it’s jarrah, a native to Western Australia aka Swan River mahogany because of it’s colour. It was exported in enormous quantities back then. It’s a treasure.

I would strip all the architraves, skirts and that cupboard by the front door because they are likely to be jarrah, too. Don’t touch the fireplace surround, either.

The wallpaper is not to my taste and the kitchen is soulless, as is the grey bathroom.

For modern purposes, I would want to be sure there is good insulation under the floor of the overhanging bedroom.
