Thoughts on Cheam and this house, please.

Just that, really. Does anyone e know or have thoughts on the area? We liked the village and the schools are really good. South Cheam looks VERY swanky, and is completely outside our price range. But, we’re looking at the terraces near the villages.

The bones of the house seem good. But you need to factor in quite a bit to replace kitchen, bathroom and modernise.

Nice solid looking property if you are up for modernisation OP. The ground floor layout would need some rethinking I suspect. Lovely garden.

It’s a nice enough part of the world and around nonsuch park and school is very leafy. The high street has a nice feel to it too - very pizza express if you know what I mean. Certainly wouldn’t be put off by it. House needs completely gutting but you know that.

I think it's a complete rip off for what it is and where it is. Building costs are extortionate at the moment.
I'd probably pay £550k for it at best.

I think it’s great, I’d buy it for the garden alone! In time you could probably do a good rear extension and a loft so masses of potential. Don’t know cheam well but I’ve heard it has good schools so likely to hold its value.

I’d agree that the costs of building work are quite high at the moment though so just bear that in mind.

The OP doesn't need to update everything straight away. Far better to live there a while and budget as and when. The house has great bones and potential to extend. Looking at prices sold in the same location I'd disagree about paying as little as £550k.

I lived in a house very similar to this for abit. Same sort of period, very similar layout ( although it didn’t have the external loo, that’s useful for gardeners).

It was very solid, very light and well proportioned. I liked it a lot.

Have you bought or looked at house prices recently, though? (This isn’t me being sarky! Genuinely wondering if I’m going about this wrong.) As I haven’t seen anything comparable to this in the area, or any of the similar areas we’ve looked at for £550K.

Good bones & great garden but renovation costs are £££££.
The nearby primary schools are excellent.

I prefer WP high street, find Cheam Village a bit nothing.

Garden is awesome and you could do a kitchen extension on the back and still have loads of room.

We had childhood friends who had one of these houses . It brought back some memories !

To be fair OP, I don't live in the area but I know it from a sport I play which takes me out there occasionally. I've always found Cheam/Sutton to be vaguely depressing. It's neither London, nor Surrey. So that's clouded my judgement.

I couldn't live in that as it currently is and therefore to bring it to a nice standard, which to my eye needs a back to brick renovation, a lot of moving of internal walls and a full rear extension to open it up, as well as landscaping in the back, a loft extension etc, you're looking at what, £250k? And coupled with a £650k asking price, would it be worth £900k by the time you'd finished?

It's livable as it is. I'd consider a new kitchen first. I've looked at other prop in the area and the done up ones seem at least 100,k more.

I'm amazed how expensive the houses are around there. I don't know Cheam but it has a good reputation.

@SWLondonLurker I think that poster means people who live in Cheam Village wouldn’t class that road as Cheam Village. This is why I don’t love cheam village 😆

@SWLondonLurker i thought the price wasn’t bad TBH, looking at sold prices in the same area there’s a 5 bedder all done up recently been sold for nearly 900k on the same street but I don’t think the garden is as good as this one. Not to say you can’t try to knock a bit of money off if it’s been on the market for a while but I don’t think it’s ridiculous.

Personally I can and would live in it during renovations- with a coat of paint and maybe the carpets cleaned/ replaced in the main rooms with something beige/ functional and some furniture I think it would be basically fine as long as things work- which would mean you could potentially wait a bit for prices of renovations to fall. I actually quite like the kitchen- that look is very trendy at the moment- you could definitely live with that as long as the doors aren’t falling off!
