Thoughts on Cheam and this house, please.

Just that, really. Does anyone e know or have thoughts on the area? We liked the village and the schools are really good. South Cheam looks VERY swanky, and is completely outside our price range. But, we’re looking at the terraces near the villages.

To be fair OP, I don't live in the area but I know it from a sport I play which takes me out there occasionally. I've always found Cheam/Sutton to be vaguely depressing. It's neither London, nor Surrey. So that's clouded my judgement.

Thats literally true of much of Greater London where areas border the HCs. I don’t think Cheam has much going on but lots of Z 5 places are like that and they are cheaper to commute from vs further zones. House prices are quite reasonable for the size but I do prefer Kingston or the Sutton side of Kingston.

Agreed. No way would that be classed as in Cheam Village. West Sutton, more like (but still better than being in North Cheam).

Amazed Worcester Park is being praised. Must have gone up in the world since we left the area.

I think you could make your money back but it would require ££££ for the renovations. One future advantage is the grammar schools which I assume will become even more competitive with the private school VAT charge. Some of the Sutton grammars have priority for certain postcodes. And as I said the nearby primary school is excellent.

Hi, I know this area - this is more north cheam than cheam village. From here you can walk to the village obviously BUT it’s very much in north cheam which isn’t as nice. Hardly Croydon level of rough. But think lots of kids hanging about thinking they’re hard outside shops, McDonald’s drive thru within walking distance of this road.

@BrigadierEtienneGerard colleague & friend lives in WP, right off the high street. I’ve liked it when visiting & eaten at some nice places, preferred it to Cheam Village which always feels quite old & less diverse to me.

cheam is lovely. the house looks fine, but obvs get a survey. personally, i would get the price reduced on account of cosmetic updates.

I wouldn’t say North Cheam is bad just not great & lacks a rail station, proper high street. There’s nothing really wrong with Sutton, it has good schools, is green and one of the lower crime rates but it’s not fashionable.

@SWLondonLurker anything to be mindful of is school falling rolls. It’s a big issue in inner London due to how the current funding model works. I think the outer boroughs are bucking the trend.

Lived in Worcester Park for 30 years.
it’s a great place to live. Great rail links, ( Waterloo in 20 minutes ) nice high street complete with a big Waitrose, not much crime.

op, that’s a nice house, but if I were you I’d look at Worcester Park rather than the area this particular house is in. Although WP is not cheap!

I think it's a complete rip off for what it is and where it is. Building costs are extortionate at the moment.
I'd probably pay £550k for it at best.

This. It is very over priced once you take the renovation costs into account. They could easily amount to 100-200k. Prices are very high post pandemic.
This looks the most comparable house that has sold recently (a little before peak). It sold for 632k and is in much, much better condition.

Being a shallow sort of chap, I judged the areas by the pubs.

The Prince of Wales in Cheam was a wonderful boozer. The Huntsman's Hall at WP was OK, but wild horses wouldn't have got me into the Queen Vic at North Cheam!

I have no idea about the area or price, but it is a great house. Good bones, potential to extend and big garden. Loving the avocado sink with its own net curtain. I would pay good money for the orange kitchen tiles.

It all seems perfectly livable while you get the place in order.

If you have a look at the Rightmove link from the OP then the house is still up for sale.

The OP is either still negotiating on the price or has decided to look elsewhere.

The price doesn't seem unreasonable. The house on the left of this sold for £735k in 2023 and a similar house just up the road sold for £895k in 2022.

Earlier, a nearby house sold for £680k in 2019.

Of course, I have no idea what those houses were like internally but it does give an idea of what sort of prices houses are being sold for on this side of that particular street.

The houses you mentioned aren't comparables though. They have two extra bedroom, an extra bathroom and more reception rooms downstairs.

Taking that into account, it looks v over priced and it doesn't appear to have sold yet.
