Only three viewings on our flat in a month - critique welcome!!

Hi, have had our flat on the market for a month now and have only had 3 viewings with no offers. Flat market is slow in general but there are some that have sold in our building recently.

Happy to hear any thoughts and what we could do to improve the listing!!

I think it's a lovely flat. Just seems really expensive and I also live in SE. Not sure what the price is around that area but just seems a lot for the size.

Thanks for the responses! Inclined to agree on price, we bought for £418k and never really expected to make money on it as a new build. I have floated with the estate agent and he said another in the block with smaller sqft went for £450k recently so maybe will leave it a little longer.
Loving the office hallway idea!! Never known what to do with that huge space, will def stage it like that so thanks :)

You bought for £418k a few years ago at the peak, it'll be hard to get more then that now. I'd market for £425k and expect £415k - £420k

I would remove the excess items, store away pots, pans and shoes, remove the star that hangs badly, remove the bath mat and store products away.
I would be inclined to dress it in a slightly more luxury feel, the office/spare bedroom is cluttered with 2 desks and the bed, there are some great aspects but it feels lived in rather than luxury.
The curtains are the wrong length, the colour scheme is definitely to my taste but needs accessorising to bring it together, curated pieces rather than what you like.
The Matisse print is great, I would build from that sort of look, using Pinterest as a guide.
People buying this sort of place are buying a lifestyle, you could dress the outdoor space with a fire pit and some lights to give it an uplift.

😂 don’t ‘dress’ your balcony with a fire pit unless you particularly want your lovely neighbours to have a house fire deal with the weekend after you move out and someone lights the thing.

that 2nd bedroom is < 8' wide. I struggle to get past that.
