I know that area, I live a couple of miles away.

Things of note: the traffic! It's close to the crossroads and it's chocka at peak times. It's near the crossroads to Nunhead, ED and Peckham so for that reason I wouldn't buy it.

It's in the "wrong side" of ED. Closer to Peckham than Lordship Lane.

Lots of buses run along that main road by the common but if you want to get the train to Central London your only options are to go to Peckham Rye station (which is horrible) or walk to East Dulwich (which often closes due to engineering works or signal failures).

But the common is good if you have a dog or kids. Some nice pubs and coffee places nearby.

I would probably take my three million elsewhere tbh.

You are, if you work in certain industries in London. Most people regardless of income here use public transport.

Absolutely - plenty of my neighbours earn several hundred thousand a year and take the tube. Trying to get anywhere central fast is a nightmare.

I know the area a little. I’d also take my ££££ elsewhere.

And you absolutely need public transport at that kind of price point, unless you plan to teleport yourself to the City or CW once a week or more.

Previous posters are right about the location. It’s really far away from Lordship Lane. More like “naice Nunhead” or “posh Peckham”. And not convenient for commuting anywhere.

But for a young “creative” with a lot of
friends in the area, and who happened to have an enormous trust fund to stump up the cash - it would be just dreamy!

That Albert Square one could be lovely, but would need a lot of money putting into it - I think it's flats now? And you'd be up against the Grade II listing in trying to put it back into a house.

In London that's definitely not the case. In fact, it's often proximity to good public transport that factors into making houses worth that much.

Good point! And some arty close-up shots among the few photos that the listing does have.

For such a long garden also it’s a shame it doesn’t have mature trees. I’d be wanting half a dozen fruit trees at least.

I would have thought that the one with the pool would be my choice straight away but for the house I think that the 2nd one is the better house I like the way they have dressed it

Yes you are - there’s no other option really. Even if you’re in a chauffeur driven car (which people buying that house wouldn’t be) you’ll still be stuck behind the no12 as it chugs us Rye Lane.

To be fair if you lived there you could always take the train from Nunhead to Victoria. There’d be no need to ever go to Peckham Rye.

The tube interchange would grow tiring quickly, though.

I think I’ve been in the Knatchbull Road one! Nearly 40 years ago I had a friend who nannied for a lovely family in that road and it looks familiar
