Removal of ensuite- thoughts please?

Back again with more questions!

What are everyone's thoughts on removing an en-suite?
Would it negatively impact future value?

For context, small house in SE London.
Main bathroom is not much bigger than ensuite, tiny landing so very close.

Bedroom could have big walk in wardrobe or just more floor space if removed.

Downstairs WC is also present.

Ensuite would need to be replaced as it is old, but claustrophobic with sliding doors and I believe no natural light.

As a family of 3, we definitely don't need it, but would this affect future sales?

In that house, it sounds like its not needed. I'd definitely change into a walk-in wardrobe.

We're actually in the process of putting in an ensuite in our bedroom 😆 but it has a window (our bedroom had a small extra window as well as the main one) and our main bathroom is downstairs.(ex-council house) so we're hoping this will add value. I'm actually excited to finally have an upstairs toilet (I'll be sure to open the window 😉)

We have an ensuite but a dressing room between our bedroom and ensuite and neither of us poops in there while the other is in bed (simple respect). It also has a window and natural light. It's made my life a lot nicer having it and I would be loathe to remove it - but maybe in a family of 3 (we are 6).

I would consider leaving the plumbing and soil pipe capped off under the floor, and even leaving the walls in place to make a walk in wardrobe. This then means should anyone wish to resurrect an ensuite (I too agree they're mad, who likes cleaning all those loos??), it's worth mentioning the plumbing is in situ.

Even ex council properties are mostly put of my range. They are generally well proportioned.

Our en suite has a door that closes and a window that opens, so this doesn't happen.

Only on mumsnet do posters have partners who shit just before bed.

Exactly . How far away do people want their bathrooms to be? I would never buy a house without an en-suite and most people wouldn’t. It would definitely reduce the value of the home if it was taken out. You certainly would not sell to someone over 50. When you get older you may need several wees a night.

I love having an ensuite. More private when guests staying also up and down to loo some nights, Also most people don’t poop at nighttime and never been an issue if you have another bathroom especially.

But if you don’t need it make the house for you now unless selling in a year or two and make a better bedroom with more space and light. Light definitely makes a property more attractive in my opinion.

I’d get rid, I’d never have an en-suite unless it was completely separate as part of a dressing room.
We live in a 4 bed house and we have an upstairs bathroom and a downstairs shower and steam room.
It’s perfect for us and the water pressure is great and we can have both showers and the washing machine on at the same time.

We have two en suites, wouldn’t be without them. As for people thinking your DH stinks them out, that’s what the main bathroom is for! Unless you’re married to a pig of a bloke I suppose.

Anyway - not sure I’d be too fussed about one without a window OP unless it has a mega fan to de-steam it properly. So I’m on the fence here, but generally it’s on the list for us.

We use the en-suite for peeing in the night - both of us get up at least once. We don't flush until morning. Absolutely no problem with smells.

Of course we don't poop when the other person is in the bedroom. Although as someone else mentioned, sometimes we need to do that in a hotel. The best hotels are those with the loo separate from the rest of the bathroom.

Having an en-suite is also really handy if you have guests and/or teenagers who you might prefer not to expose to whatever level of undress you go to the bathroom (for whatever purpose) with.

It doesn’t sound as if your house warrants an en suite if it’s as small as you imply so I don’t think it would be expected in your house type when you came to sell so I think it would be fine to remove it.

I am a great fan of ensuites - when there is space for one, and when there would otherwise be a queue for the only bathroom. But a small house for 3 people, which already has 2 loos, does not need an ensuite. I'm also a great fan of a bedroom basin. It means people spend less time in the only bathroom, making mornings far less rushed.

Our ensuite has a window and a door, and frankly I wouldn't be without it - especially when we have guests. They get exclusive use of the main bathroom, we have the privacy of our bedroom, and there are no dishevelled folk in their dressing gowns queuing to use the loo, shower or whatever first thing in the morning.

TBH, though, I wouldn't want a tiny cubby-hole ensuite without a window and just an extractor fan for ventilation.

I'd much rather have an en suite than a dressing room. Particularly for those with teenage daughters and extra shower is desirable

Agree that it’s basic manners not shit in the en suite when your partner is in bed/going to bed soon. It’s an absolute non issue unless your partner is thoughtless and rude. I wouldn’t consider a house without one.
