Removal of ensuite- thoughts please?

Back again with more questions!

What are everyone's thoughts on removing an en-suite?
Would it negatively impact future value?

For context, small house in SE London.
Main bathroom is not much bigger than ensuite, tiny landing so very close.

Bedroom could have big walk in wardrobe or just more floor space if removed.

Downstairs WC is also present.

Ensuite would need to be replaced as it is old, but claustrophobic with sliding doors and I believe no natural light.

As a family of 3, we definitely don't need it, but would this affect future sales?

I would definitely remove the en-suite especially as you have a downstairs WC. One less bathroom to clean. Win win!!

I don’t like an en-suite personally - I’d much rather have a walk in wardrobe. For me it would be a big plus!

Do you have frequent guests that would mean an en-suite is useful?

Depend a bit on the house I think. If it's a typical Victorian or early 20th century type of house that would never have been built with an ensuite and this is something that's been shoe-horned in, absolutely get rid, no-one will care. If it's a more modern house that was built with the ensuite, think a little bit more carefully.

However, it's your house- do what suits you. I'm on your side - en suites always seem like a unnecessary waste of space to me. I can walk the extra metre to the main bathroom!

Very unlikely as the spare bedroom is tiny.
If we can convert the garage we may have space to have people stay, but I've only ever had one bathroom and managed fine with guests.

I'm not sure how old it is,but definitely not old as in Victorian or current new build.
Maybe similar age to me...40 years or so.

I wish I could afford a victorian terrace.
Our budget is just reaching tiny 2 beds if they are in good condition, so just not found any to work for us.

I would keep the en-suite if you are ever considering selling the house.
It's a separate room and comes with a premium as some people are desperate for an en-suite so I would say that it would devalue your house if you got rid of it.

I don't know if it's technically an extra room or not.
The doors are literally mirrored sliding wardrobe doors.

I would remove it but keep the plumbing so it can be replaced relatively easily by a new buyer should they wish. For that reason I would also keep the walls and make it a walk in wardrobe unless the bedroom is super small and really needs the extra floor space.

If an en suite is a 3rd or higher number toilet int he house then I'd get rid of the space can be used more frequently as something else. A walk in wardrobe sounds much better to me.
Regular guests visiting and using the room and en suite combo would be my only reason for keeping it.

I hate en suits though.

I appreciate that, I'm sure there's a few people out there who'd agree.

It's not a luxury I've ever had (a downstairs loo is a bonus to me 🤣) but equally I don't want to make it harder to sell.
It's been on the market around 4 months so far which seems a while.

Possibly could think about this, although any conversion is a hope for the future as we won't have the spare cash for that sort of work for now.
Most I'm thinking is we can get a door put it so the space is accessible from the house.

We.ve just moved and we ruled out any houses without an ensuite BUT we were looking for a 4 bed. The ensuite you describe I would definitely rather have a bigger bedroom. We've been lucky and got a house with a dressing room and an ensuite now which is prefect.

Possibly, although it would be small and require a redesign of the suite anyway. The only wall that could take the window is where the shower is above the old bath.

If I was in the North East (for example as that's where I'm from) that's definitely what I'd be hoping to buy.

Unfortunately a FTB in London with a child still needing childcare costs and 2 NHS incomes makes me pretty screwed down here for anything I'd actually love 😣

This has always been my thought too. Why would you want someone having a shit in the room adjacent to where you sleep. They’re also often squeezed into an average or small room.

We have two bathrooms but both are separate from the bedrooms and one only ever gets used for showering the dog and housing the cat litter trays.
