How soon after viewing did you put an offer in?

Just that really! I'm interested in whether anyone waited a few days to get in touch or whether most people offered immediately. Also how many viewings did you have first? Thanks

Full asking price as I drove home from
first viewing. We really wanted the property and saw no point in arsing around - there was a lot of interest in it. We were proceed-able as nothing to sell, so it was off the market by the time I was home.

I offered whilst inside the property at the end of the viewing. My offer was accepted within 30 minutes of making it!

Wow! Assume you were being shown around by an EA then not the seller themselves?

Yes shown around by the EA. I loved the house from the pictures on rightmove. As soon as I stepped inside I knew I wouldn't leave without making an offer!

Quickly seems to be the wisest way to go.
There was a thread not long ago from a prospective buyer who missed a dream house because someone offered on the Tuesday even although the estate agent had booked a viewing with the OP on the Wednesday. So if it’s your dream house go for it!

Put in a full price offer at the end of the first viewing , I had seen the photos and floor plans on Rightmove and knew it was what we wanted, it was the middle of lockdown , DP didn’t see the property until the moment we moved in

Why wait? If you like it put an offer in. I'd never start with full ask though, unless a hot market and new to the market.

Ha! It's not me. I wish it was. I'm trying to sell. Wondering how long to keep the faith after each viewing 😂
Reckon it's safe to feel hopeful until the following day but pretty unlikely after that.

On the spot at the first and only viewing. We discussed pricing in the various surrounding roads, what had been done with the house versus a neighbours we had already viewed, and we accepted their asking price as being realistic and there was no haggling. We didn’t know how much they wanted before we turned up,

Saw the house on Saturday, made full asking price offer Monday morning as soon as the EA opened.

Perfect location, forever home for our family, we didn't want to wait but messing with offers.

I’ve bought about twenty houses and apartments ( not all at once) here and abroad. I would say that on all but two we offered within twenty four hours of viewing ( probably offered on quite a few more, but which didn’t go through for some reason).

The two I hesitated about proved to be mistakes, we didn’t live there long!

Normally an offer would be submitted straight away to try and ensure someone else does not get in there first.

If going to B&F (which I presume you are not) then offers are not submitted until you are invited to do so and then you submit your (gosh!) B&F offer.

15 mins after viewing along with a begging email!

It was a hot market and we were really struggling to get viewings and our budget was just too small so not a huge amount was coming up that we could afford (We only managed to view 5 properties in 6 months and 4 of those sold over asking price). This house was in our preferred location so couldn't hang around.

Rather unusual, but we had our EA round to do paper work and take photos, we lived in a small village and word had got round we were putting back on the market (we had taken it off 7 months prior because of ill health) apparently someone in the village had shown an interest then and when told we weren’t doing viewing and taken off the market he said to let him know if we put it back on. So EA was open and honest, said before photos and signing, he had an offer for us above our original asking price, we waggled a bit got it up a bit more (inflation ) and the EA drastically reduced his fees making it a good deal, so we sold before officially going on the market and without the buyer viewing inside ! We moved 6 weeks later ! That was 2 years ago today 😁

we viewed this bungalow, had seen some awful ones and was getting desperate, put fell in love with this and offered whilst EA showed us around.

ive moved lots of times in my life, and would say most offers come within a day or two of viewing. If you get asked for a second viewing a week or two after their first , I think they’ve been viewing others and yours is not their ideal home and offer a lot less.

The best offer made was my parents when they sold our home, I was about 7 and they had told me the night before that we were going to move. I told my teacher the next morning. That lunch time she popped up to my house (literally 8 doors up from the school) and put an offer in, no estate agents no formal viewing! That was over 50 years ago now though 😂

When you know, you know. We’ve moved a few times & always put the offer in quickly, like the day after the viewing. Have also tended to receive offers soon after viewings. I generally assume that if an offer doesn’t come within 24 hours it’s unlikely to come at all.

Though some people will have to sort out finances before being able to make a firm offer.

I offered the following morning (viewed late afternoon.)

For my house sale, I had 4 viewers on the Saturday and then got offers on the Monday morning!

Two days after first viewing, took my cousin with me for second viewing and made offer later that day. Negotiated slight drop in asking price after survey.

Still here nine years later.

Second viewing, right there on the driveway. Ah, the estate agent was thrilled! Her commission dancing in front of her eyes, ha.

So just heard back from the viewing on Saturday and she did like it and wants to come back. Reason for the delay is that her husband is away on a work trip. So I guess sometimes a delay doesn't HAVE to mean they're not keen. Obviously I don't know if they'll offer once he sees it too but at least it's not a "no"

Within 2 hours, for every property I've purchased.

I've sold a lot too - my buyers always offered within a few hours.

I did have quite a few say they'd get back in touch with an offer that never did though!

I waited two weeks in the same situation @Itsrainingten as the viewers wife was on a work trip. She didn't like it and I was gutted. Really thought they'd offer and she'd love it like he did. I hope yours goes better. Good luck!
