If an estate agent told you a vendor had said they would accept £500k or close to it, what would your opening offer be?

If I really wanted it I’d secure it with £500k, but that’s down to my location and the state of the market here. A lot of places go over.

How much do you like it, how much can you afford, and what price would make you walk away?

It depends what area it is in really, some areas are still selling quickly some slower. If it was me and it was in a good area that I particularly liked I would start my first offer at £475,000 and go from there.

Needs work doing, and is overpriced. We know the area well and did politely suggest it was overpriced in our feedback which triggered the vendor coming back saying they would accept £500k or close to it. It's been for sale for at least 6 months at that price. It's empty.

Thanks everyone - we were going to offer £480k with a view to going up to the high 80's....but didn't want to offend the vendor....

Yes, we will ask....and check if anyone has had surveys done etc, before we put an offer in....
