If an estate agent told you a vendor had said they would accept £500k or close to it, what would your opening offer be?

I'd hold your guns. Even if they came back with a counter offer, take your time, list your reasons for the lower offer, your position to buy and say that 480,000 is a very reasonable offer considering these reasons. Then don't make contact and see what happens. It's been on the market a whole, so it's not like there's a queue of buyers waiting to gazump you!

I agree with the pp. Stick to your guns. Even assuming the estate agent is telling the truth (some of them are jolly frugal with the truth!), I would not increase the offer. You are their only proceedable offer in 6 months on the market. You are also chain free which is a huge positive for any seller who actually wants to get a deal done. Whether or not someone else offered 505k is irrelevant as they are not available to buy the house now. I hope you get it if that is what you want.
