Where would you choose? Muswell Hill, Crouch End, Southgate

Just that really.

I found 4 properties I like.

MH - between coldfall wood and colney hatch lane

CE - Harringay ladder or just next to Harringay overground

Southgate - on hampden way.

I commute to central London for work. Farringdon/chancery lane.

Primary schools are important.

For that budget you could try East Finchley - you'd get a maisonette with a garden. It feels very safe, loads of parks, great schools. Easy to commute on Northern line. I think Muswell Hill is more expensive and transport not as great, though it does have a cute feel.

Whatever one you choose @Mumtobe0204, make sure you choose a house with a sunny rear garden. It will be so beneficial with a child.

Southgate is more multicultural but doesn’t have as many well to do upper middle class people - if that is what you mean by cosmopolitan?

I vote for Crouch End. The bit round Hornsey is perfectly nice and good for transport, esp City.

This is a bit further out than Southgate but quirky and maybe a bit more for your money. There's a medical centre and dentists virtually next door, nursery opposite, primary school (Chase Side) across the road and an "artisan" bakery/deli close by.

No garden as such just the courtyard but there's lots of open space a few minutes away at the Chase and then at Town Park. Five minutes walk alongside a picturesque stream to the town shops. Agree what @Nitgel says, I live in East Barnet/Southgate borders. Oak Hill Park is lovely, decent primary schools, great turkish food shop in East Barnet village, coffee shops. Hampden Square shops include a couple of nice cafes, a small Tesco and a good nursery.

For comuting, 30 mins on tube from Southgate/Arnos Grove to Holborn.

Definitely the N8 Crouch End one. I know all three locations well and Crouch End would give you everything you need with a child, it's in catchment for a great school, lots of lovely shops, restaurants, cafes, parks and a real community feel. Transport is fine, no tube but plenty of busses to nearest tube or a 15/20 min walk to tube. Ally Pally near by with lots of great events, parklands etc. Also the property is gorgeous.

It’s 5 minutes from Hornsey overground station. There is no need whatsoever to get a bus to the tube.

Old-ish thread but one thing to remember with Hornsey train station - not Overground, that's a different line! - is that trains are every 15 mins. Tube stations more like every few minutes. Does make a difference when you are doing it regularly...

@WhatapityWapiti @Iamthemoom hello! Sorry to just to jump on a thread. It's relevant and you both seem to have local knowledge. We've been looking to move between Archway/Highgate/East Finchley and nearby for 18 months. I work in schools (Highgate, SPCS) and my partner 6 days a week in the West End. We're in a fortunate position and looking to offer at a property in Clovelly Road, just South of AP. The property is the first to tick all our boxes but the transport and area are new to us. We don't want to miss out but we have research to do. Any tips? We'd so appreciate your honest opinion.

To Highgate from that street would be 15 mins on a Lime bike but there is no direct bus. It’s actually walkable if you like a reasonable walk.

To SPCS you are 10 mins walk to Hornsey station or 10 mins bus to Turnpike Lane, then you’d need to decide best tube route/station once you join the tube network at TL, Finsbury park or Highbury &Islington.

I lived in Muswell Hill for years and loved it but I also loved Crouch End so would depend on road and property for me

I've reread your thread and neither areas you've mentioned I would call muswell or crouch . I lived on one of the four royals in mh so very central

Thanks all! I do wonder if we're being sold Crouch End but actually getting borders - it's fine but we are really interested in knowing where we're going to be in the centre of! And that we are paying the right price. There isn't as much info about what to expect in that little pocket, as nice as the roads are!

I guess my question is, like everyone's, is that the best place to invest in the future for me and my family? We understand the balance between transport:schools:house etc - but there are so many factors! Would you hold off for somewhere more central? The stock moves very slowly, we won't hold out for perfect. We did look at a property near Crouch Hill but it was very looked upon. I appreciate this is a very nice problem to have.
