Is 3 months a long time to be on the market?

Is 3 months a long time to be on the market without a sale? Do you think buyers are waiting for the general election?

Yes, it is a long time.
The election was only annouced recently.

If you have not had one offer, then I suggest it is not priced correctly x

It's not ages in the current state of the market, but probably time to think about a price drop. Have you had many viewings? Feedback?

I wouldn't have thought that the election was much to do with it.

It's a long time to be on if you haven't had any viewings or offers.

Having said that some are on years.

Depends if you want to sell really.

It is a long time if you haven't had any offers. Maybe consider dropping the price? Or are you in no hurry to sell?

Depends where you are etc, as the market is variable across the country. Are you getting any viewings? Whatbdo the agents say/advise?

Depends where you are and what is being sold, leasehold flats often take longer than ‘starter’ homes and high value have less buyers with the incomes required.

Yes it's a long time. We're in the process of selling/buying and so is our daughter and her husband. Well priced properties are going quickly. After a month of viewing uninspiring houses DD pounced on a great house the day it came onto the market. Houses they viewed 6 weeks ago are still on the market and only 1 has dropped its price. We sold for the full price to our first viewers but I think our house was well priced. We can't find anything worth buying. Everyone is listed as "offers in excess of" and they've been on the market for 3+ months! It's always down to price.

I don’t personally think many buyers are waiting for the GE, most people move when it suits their personal circumstances and it’s probably not relevant in your situation as you listed 3 months ago.

Have you had any offers at all?

It could be a long time or it could be average, depending on your local market. We're looking to move and ours has been on for six month, and most of the houses we're keeping an eye on have been on for three or more.

These houses tend to be the higher priced ones. They do eventually go for asking price (so aren't inherently overpriced), but the pool of buyers who can afford to pay that much for that size of house is small enough that it takes a long time.

I don't think it's especially long in the current market. My mum's neighbours haven't had any viewings yet and the house has been on that long. The house is nice and the street is also nice. I think it depends on the local market.

A colleague has been on the market for more than a year with fewer than half a dozen viewers. The house has no kerb appeal but is very nice inside- family home, nice area, big garden etc. They will not lower the price, will not change agent. Absolutely will not hear that the price is the problem, they must get x amount for it and that’s that. Except that they are selling because they are getting divorced, neither of them is living in it and they are paying the mortgage as well as renting elsewhere.
Bite the bullet and drop the price.

I think it's long, yes. We've just sold in 3 weeks with no viewings in the first 2. It was price. We could have sold at the original asking, I think, but only under specific circumstances and we don't have time to wait.

@sleekcat No viewings at all in three months, means something is definitely wrong, most likely the price. There's usually a bit of interest when a property first appears on the market. Tumbleweed like that means the agents haven't done their job properly.

They do actually want to sell, I presume, or are they 'testing the market'? A bit of a waste of time for everyone.

I disagree … if the neighbours house has been on for 3 months and hasn’t had ANY viewings, it is almost definitely overpriced.

Though I do agree with @ClonedSquare that higher priced properties tend to take longer to sell, there should always be some interest within the first month let alone 3 months.

Really tough market atm, lots of properties on the market, so a lot of competition and people who are needing to sell (fixed deals ending etc) rather than want to. COL, now GE. Unless you market at a realistic price the property may just stick. I know of three people in different areas trying to sell atm, they seem to be getting the odd view now and then, but no offers yets, one property has been substantially reduced. Still no luck. I wouldn’t say 3mths was a long time to be on the market for tbh. I know someone who was on for 2years did sell eventually but reduced massively to do so. Good luck to all trying to sell currently.

3 months isn’t particularly long to be on the market but it is a long time not to have a single offer even a low one 🤷🏼‍♀️
