Hypothetical question as we don’t have the money but does more bedrooms equate high sales price.

the situation is we bought a large house with an odd layout that had 3 large bedrooms we’ve now made that into 4 double bedrooms but at the next stage there would be an opportunity to convert our en-suite into a 5 bedroom - large single and put a smaller ensuite in the our bedroom.

moving water and waste is not a problem and our bedroom would stilll be 14x12 and access to the new bedroom again would be easy from the landing.

oh thinks it’s a good idea I’m not sure.

if we did it we would have 5 bedrooms 2 which are en-suite and a family bathroom. Also looking at making one of the living rooms smaller to add a separate study.

It depends on the detail of what your left with.

But are you doing this because you need the extra bed, or just because you think it will add value?

14x12 is a smaller main bedroom than I’d like, I’d rather 4 larger bedrooms than 5 smaller and I wouldn’t do it.

More bedrooms is usually good as long as they are bedrooms not box rooms and there is enough living space for a couple and four children, or other combination of six or more people.

For a 4 or 5 bed house, a large main bedroom would be better.
Would the 14 x 12 room include the new ensuite area?

The bedrooms would be

14x12 + ensuite
15x12 + ensute & walkin wardrobe
13x9
16x9
8x8 - bedroom 5 what’s currently our en-suite.

If you’re defining 14x12 as a decent size the main bedroom, what dimensions would the additional room be?

4 decent size bedrooms is way more attractive than 4 smaller and a tiny 5th

There’s a down stairs loo as well so 4 toilets in total currently

8x8 realistically is a box room/study it isn’t bedroom sized in my opinion and it’s not worth the work especially as the other rooms would be small/not the best shape.

theres Loads of living space house has large living room, lounge dinner and a kitchen/dinner.

house is 2000sq ft. so quite big which was why it was mad it was a 3 bedroom.

Does 5 beds make your house top heavy?

I'd be tempted to do the 8x8 as an office/hobby room, or turn it into an upstairs laundry if close to water/waste .

Downstairs rather than an office what about a snug/TV lounge with pocket doors that let you open out the area into one room.

The downstairs was to have a study of the living room to create a snug as well the main lounge / diner is 28ft by 18ft so plenty of room and the living room is 18ft by 14ft. - by adding a study we should have a nice room.

the house is still bottom heavy if that makes sens the kitchen is also 18ft by 14ft.

the living room and kitchen are effectively an extension as house is L-shaped.

thoughts.

24 x 12 is not a good size for a main bedroom. Minimal room for wardrobes/dressing table/ armchair. I’d much rather 4 bedrooms with a good master bedroom.

Room for a bed and nothing else! What about all the other things a room needs? Wardrobe , desk chair, etc.

I would leave it as is. Would much rather a larger master bedroom.

8x8 is too small for a bedroom. Could that not be the study? Though I think I'd keep the bigger master bedroom and keep it as a bathroom.

In my area, having 4 bedrooms over 3 increases the value.

Going from 4 to 5 bedrooms doesn't affect the price, it then comes down living space, finish, garden size etc.
