House renovation how many bedrooms

Hypothetical question as we don’t have the money but does more bedrooms equate high sales price.

the situation is we bought a large house with an odd layout that had 3 large bedrooms we’ve now made that into 4 double bedrooms but at the next stage there would be an opportunity to convert our en-suite into a 5 bedroom - large single and put a smaller ensuite in the our bedroom.

moving water and waste is not a problem and our bedroom would stilll be 14x12 and access to the new bedroom again would be easy from the landing.

oh thinks it’s a good idea I’m not sure.

if we did it we would have 5 bedrooms 2 which are en-suite and a family bathroom. Also looking at making one of the living rooms smaller to add a separate study.

Most people are having 1-2 children these days so 5 bedrooms is unnecessary. You want to make sure there's enough office/s for home workers and each bedroom feels well purposed with plenty of storage space.

Personally I find too many toilets and bathrooms a negative. Just unnecessary and more to clean. Kids don't need ensuites. For 4 beds, two bathrooms plus a downstairs cloakroom is fine.

one bedroom is downstairs and can be locked off from the main house so when DD2 leaves we will look to Airbnb it. We live in a touristy area so should okay. (She’s just finished uni) so hopefully soon.

8x8 is too small for a bedroom. Could that not be the study? Though I think I'd keep the bigger master bedroom and keep it as a bathroom.

mostly likely we will keep it as is, just been looking at lots of houses on Rightmove and very few 5 beds for sale - though all 4 of our bedrooms are bigger than most of the expensive new builds locally. Some of the prices are mad £700/£800k. We paid £285k for ours and next door has just gone up at £580 in a poor state of repair.

It’s just interesting to look at what’s about and see the options we don’t need the bedroom and have a study space down stairs that will eventually be a separate room once we’ve got the money to switch the kitchen and living room.

It’s a fairly unique layout of a house partly why we loved it and also seeing the potential just need to find another 50-60k to finish it off.

Room for a bed and nothing else! What about all the other things a room needs? Wardrobe , desk chair, etc.

There’s room for a wardrobe and a desk or drawers if we wanted.

its a spare room so not putting much in there.

When it comes to resell, I'd be surprised if you'd want to call it a bedroom. We're moving currently and I couldn't believe the amount of houses who call a downstairs reception room a bedroom. Most families won't want that and won't consider a downstairs room a bedroom if it's not a bungalow.

Is it a full annex? So someone will have space to prepare food, relax and sleep? If so, it's more of an annex? Can you Airbnb singular rooms? Do people want that?

Your 3 smallest bedrooms are pokey. Just because you can fit a king size bed in a 9' wide room doesn't make it a double bedroom. The smallest is a box room, and the next two up are stingy guest rooms with no room for meaningful storage.

Labelling it a 5-bedroom property will attract people looking for at last 4 usable bedrooms. If they miss the detail of the online listing, they're going to be kicking themselves for wasting the time on a viewing.

Sorry if that's too brutally honest. But unless you need every single one of those beds every day and there's no possibility of moving, turning 4 beds into 5 is not going to be an investment that will add value.

Those are fine guestrooms, but I wouldn't be attracted to the house if I needed the rooms for permanent living. What about storage, both for clothes and kids' toys, or desks for homework later? You may think there's a study, but that won't accommodate for 4 children who all want to do homework at the same time.

The people saying the bedroom sizes are small and not a proper bedroom must either be rich or live in cheap areas of the country. Modern houses usually have much smaller rooms than that. Period houses that size would be around £1M+.

It’s very much a bedroom as was for granny. We already have a very bottom heavy house with large lounge/ dining room, secondary living room and large kitchn / dinner. Utility, downstairs loo. We are looking at making the secondary living room slightly smaller into a snug with a separate study.

im stuck as there’s a 4 bedroom Excutive house for sale locally with the master bedroom similar size to our smallest bedroom.

If one bedroom is downstairs that changes my view. Is it set up as a proper annex? If not, despite being a bottom heavy house, it’s not a bedroom. I think 4 bedroom upstairs with one box room is worth considering. It really depends on your target market. As someone with young children, I wouldn’t consider a house without 4 upstairs bedrooms.
