Would you be fine with/allow a second viewing AFTER offer accepted

We really want to go back so we can have a look and take some photos - we’re very keen and have moved quickly on everything so far, but we know it needs a lot of work and want to start researching/costing but it’s hard to remember and work it out by memory from our initial viewing.
I feel a bit worried the EA will say no? Is it normal/ok to do this? The property is empty so it’s not an inconvenience to the vendor.

Lots of people do a second viewing, often with a tape measure in hand.

GreenFairies · 03/06/2024 09:56

That’s exactly what we did. Completely normal and no issue at all.

focacciamuffin · 03/06/2024 09:56

Yes. I have done this and let buyers do the same.

Shirtdress · 03/06/2024 09:57

I think most people do this.

Bumblebeeinatree · 03/06/2024 09:57

I don't see why not, you can but ask. We went back to measure for curtains and things on one house we bought, that was empty so no bother to anyone.

GoneIsAnotherSummersDay · 03/06/2024 09:59

I would have thought that most buyers do this. Once you know you're in the process of buying it it's fairly standard to want to have another look to start planning for any work or even more basically, where you'll place larger items of furniture so that removals men put things in the right place.

fromtheshires · 03/06/2024 10:01

Yes. Totally normal, just don't be like my 'buyers' were.

My 'buyers' viewed my house 5 times, each an hour long bringing family members, tape measures, god knows what else before walking away on exchange day because 'they weren't feeling it anymore'

theaaA · 03/06/2024 10:01

When we first viewed our house it was totally empty, when we had a second viewing the owner had decided to move back in, temporarily, which we weren't aware of until we got there.
She seemed to be wary of us, almost like she was anxious we were having a look around incase we didn't like it anymore, we were actually measuring up for blinds/curtains. We were obviously a bit wary that now she'd moved back in, she might try and slow down the already painfully slow buying process to benefit her.
Anyway neither needed to worry because the sale went through a few weeks later but I think a second viewing can sometimes be a bit awkward iyswim!?

MissCherryCakeyBun · 03/06/2024 10:02

Our buyers had 2 viewings and then offered asking price. Then asked if they could come back to measure up for a new kitchen and we were happy for them to do so. We listed it knowing it needed a new kitchen so makes sense that they can measure up for one.

In this world... Don't Ask? Don't get.

DappledThings · 03/06/2024 10:02

Completely normal. Unusual not to if anything.

BigDahliaFan · 03/06/2024 10:05

We did this but the property was empty, went a load of times to measure up, took a couple of builders round and an architect.

We allowed access to our buyer about 3 times. We sort of knew him and left a key under the pot. But even if we hadn't known him we'd have let him in.

motherofbees · 03/06/2024 10:06

Completely normal. But my buyer pulled out after doing this

Kaleidoscope101 · 03/06/2024 10:11

I did this when buying a property and my buyers came back for a second and third viewing. No issues

Sunnyside4 · 03/06/2024 10:35

We've always done two viewings early on just to be sure property is right for us. Also, to help us think about what we might need to arrange/buy for property. We also, go back close to/after exchange to measure up for things.

Longdueachange · 03/06/2024 10:41

It's fine and normal, just don't make a nuisance of yourself, take minimal time and and people. I think its expected to visit once for the first look, a second time if you are making an offer and a third time to measure up once sale is agreed. However tempting it is, don't take family members, give notice and be in and out a quickly as possible.

I disagree. I think it's fine to take a family member or 2! Especially if you're a first time buyer. It's really helpful to get a second pair of eyes to share their opinion of the property. I've certainly been happy for buyers to bring someone with them. It's a massive decision. DD and he BF are just about at exchange of contracts stage with her first house. She took my dad with her when she and her boyfriend went to view any houses. Dad's very knowledgeable about any work that would need doing, so was a great help. Then, they wanted a second viewing of the one they wanted to buy, and her dad and I went along to give our opinion. I think that's perfectly normal and acceptable. So did her vendor, so all was good and they are just waiting now...

Wellthisisshitty2 · 03/06/2024 12:14

I’d never buy a house after viewing it just once!

Every house, we’ve gone to see a few and then done back again to view the top two and then chosen.

fromtheshires · 03/06/2024 12:45

@Caaarrrl I tend to agree with you but when the buyers take the piss like mine did it wears super thin super quick.

Yes, it would. It's a shame when some people make you feel that way.

Candleabra · 03/06/2024 13:11

Absolutely fine. Our buyers did this (and brought family as they were excited to show them their new house). If it was loads of viewings I’d be a bit pissed off, but one or two after offer accepted is fine.

Myblindsaredown · 03/06/2024 13:12

I’d assume 3 viewings. Anyone who thinks you should spend so much money and not be allowed a second or third viewing isn’t someone you should buy from.

cwoffeee · 03/06/2024 14:59

I had four viewings. I wanted two viewings before putting my offer in. Once I had mortgage approval (and had shown myself to be serious and organised) I asked for another viewing to measure up. Then I asked for a final, very quick viewing the day before exchange, to ensure that everything in the house was ok (vacant for months in bad weather).

I think it's important to show yourselves to be straightforward, communicative and efficient – but at the same time, this is the most money you'll ever spend and you DO need to know what you're buying.

AnotherFuckingUsername · 03/06/2024 15:02

This wasn't allowed in my last two transactions (Scotland) until paperwork had all concluded.

Purplepepsi · 03/06/2024 15:38

We are just about to view for a second time now our survey is back just to check a few things. Our buyer has viewed twice. Think it's normal but it did really worry me that she would pull out.

Viviennemary · 03/06/2024 15:44

Of course you can ask for another viewing. If they refuse I would be tempted to withdraw the offer. Why would they refuse except to be awkward or hope you don't notice something like a barking dog.
