Would you be fine with/allow a second viewing AFTER offer accepted

We really want to go back so we can have a look and take some photos - we’re very keen and have moved quickly on everything so far, but we know it needs a lot of work and want to start researching/costing but it’s hard to remember and work it out by memory from our initial viewing.
I feel a bit worried the EA will say no? Is it normal/ok to do this? The property is empty so it’s not an inconvenience to the vendor.

I went back for a second viewing after my offer was accepted on the previous house I bought and took my plumber with me as the bathroom would have to be moved upstairs and I wanted to know what it would entail.

Vendors were fine with it.

Last time we bought we had three viewings- 2 before offer (the second was because we had two potentials that we loved and we wanted to choose between them... it turned out that the other house was a big fat no when we viewed them one after the other, despite being impressive on first viewing) and one to show our daughter and let her start planning her room (she was 4 at the time, with very strong opinions)

My siblings and I are currently selling our family home. Our buyer viewed with the EA a couple of days before it was going to be marketed. She made an offer higher than asking price and we never went to market. She has asked to go back a few times and either the EA or my brother (when the agent was too busy) have done the additional viewings.
it hasn’t bothered us, she is just planning for the work that needs to be done. Hopefully we are exchanging contracts this week.

We asked as we wanted to do the same as you. The Ea’s had no issue with it and we went and took measurements and pictures admittedly on second visit we really saw the place properly because you always have rose tinted glasses on during first visits.

If I was refused a 2nd viewing, I would walk away

hipposcanweartutus · 04/06/2024 21:27

Is perfectly normal to go and view again! I would be worried if they didn’t agree to it to be honest. Our buyers came round several times which we were fine with but they lived like local and you to walk their passed us. We have actually become really good friends!

We allowed it and we did it for our purchase. Just make it clear to the EA that you are the prospective buyers so they allocate your a longer slot.

OneForTheToad · 04/06/2024 22:11

@Flopsythebunny Exactly. I’d withdraw the offer also.

Todaysthedayhey · 05/06/2024 05:18

Totally normal.
but don’t do what our buyers asked for and ask for a 3rd viewing the week of moving…. So inconsiderate lol

I think it's fairly normal, yes. But assuming it's not to decide if you actually still want to go through with the purchase, I'd leave it til closer to completion. This means you can actually check the state of the property and it won't look like you are just trying to decide if you might pull out.

We had a second viewing on our property after exchange but before completion (we actually had a long gap between the two for logistical reasons). The sellers showed us how appliances worked and how the boiler was adjusted, and basic maintenance things that we wouldn't have known if someone hadn't walked us through it. It was really helpful. They're lovely and also made us lunch and we had cake. We still keep in touch now. We send Christmas cards and they've written letters in support of our planning applications.
