How many showers in a five bed house

OohBurnDavid · 15/05/2024 18:31

We have renovated and extended our house so it’s now five bedrooms (currently using one as home office so four bedrooms in use as a bedroom)

we have a large shower room downstairs which we and the kids use daily. Upstairs is a family bathroom which has a bath with just a little hose attachment for rinsing and our ensuite which has a shower.
The family bathroom needs redoing and there is room to put a standalone shower in there as well as the bath as a hot water tank is coming out. There’s lots of storage in all the bathrooms so that’s not an issue.

We plan to move in the next 5-7 years so although we are doing things to our taste we keep in the back of our minds what will help it eventually sell.

would people want a 3rd shower in a five bed house? Or is one shower room plus an ensuite shower room plus bathroom with tub enough?

Three bathrooms is fine. I would only really see the utility in an extra shower if it was in a separate room.

It's handy if there's a non-en-suite shower (which you already have), but other than that, my main concern is getting everybody out on time on weekdays. For that, an added shower cubicle in an existing bathroom doesn't change anything.

We were a family of six at home until the older ones started moving out, for reference.

We have a 5 bed home with 3 showers and it is fab, especially when we have guests

BingoMarieHeeler · 15/05/2024 18:39

1 in ours mate 😄 it’s never been a problem but our kids are under 10.

NeverDropYourMooncup · 15/05/2024 18:44

As it's a larger house, it would definitely help for a purchaser with 4+ children to know that there won't be absolute ructions about showers/hairwashing in the morning once they get to teenage years.

MaggieFS · 15/05/2024 18:46

I think the fact the only non-en suite shower is downstairs would be more of an issue than the number of showers, so given you have the space, I would definitely include a decent standalone shower.

MaggieFS · 15/05/2024 18:47

More's the point, what's wrong with the en suite which is making you go downstairs daily?

RimTimTagiTim · 15/05/2024 18:50

3 showers, 4 teenagers. No one uses the bath anymore so the standalone shower in the main bathroom gets a lot of us. And we have the largest combi boiler known to man so can run at least 2 showers at the same time.

We all shower in the evening so come in from work and shower before I go up to bed. Same with DH and kids, they come in from sports activities/work and shower before going up.

Also the downstairs one is 1600x1000, kids can lie down in it. Ensuite is a standard* *800x800 cubicle so less space.

I'd put a stand alone in upstairs, would much rather shower upstairs than down.

PragmaticWench · 15/05/2024 18:58

If the ensuite is only 800x800 and the other option is downstairs, as a buyer I'd be unimpressed. I hate small ensuite showers and would then expect a shower in the main bathroom, either over the bath or a bath and a separate (large, not 800x800) shower. Going downstairs in the morning to shower would piss me off enough not to buy a house, or reduce my offer to replace a bathroom. Especially in a 5 bed house.

MonsterMunched · 15/05/2024 18:58

Most people age 10+ shower rather than bathe so definitely a second upstairs shower even if it’s over the bath. Downstairs shower great for after sport etc but upstairs easier for everyone.

annonymousse · 15/05/2024 18:59

We have a 5 bed house with 4 showers. We only use 2 regularly and very rarely 3. We have never used the 4th one but when we bought the house it did make it more attractive for when we have visitors.

mrsbyers · 15/05/2024 18:59

Not keen on downstairs shower / bathrooms so I’d have one in a family bathroom upstairs

Porridgeislife · 15/05/2024 19:01

It depends on how big the house is. If you’re looking at 2,500 sq ft plus then people expect two shower rooms and one family bathroom with a shower.

Is the fifth bedroom upstairs?

BigGlassHouseWithAView · 15/05/2024 19:06

If the family bathroom is being done anyway, and there’s room for a shower, I’d definitely put one in. That will still be seen as the main bathroom by buyers in the future so good to have everything. I wouldn’t have the only non en-suite shower downstairs.

We have a bath and shower in the main bathroom, then bed 1 and 2 have en suite shower rooms, bed 3 and 4 have a jack and Jill shower room and bed 5 is used as an office. No shower downstairs, just toilet.

Reugny · 15/05/2024 19:06

Put a shower over the bath tub.

Lots of people only wash their hair in the shower and that includes some children who aren't teenagers.

Also there are people who won't use their shower downstairs ever or if they do use it use it to wash the dog.

No idea in square footage. All the bedrooms are upstairs, all good sized except office room which just fits a double sofa bed and desk.

I wouldn't buy a house where the only non ensuite shower was downstairs. It's a pain in the arse to go downstairs. And then you will expect guests to traipse through the house in a towel to get dressed upstairs etc.... it would put me right off. I'm not a precious mumsnet must have 5 bedrooms and 8 bathrooms, but I hate bathrooms downstairs anyway so I would hate your set up.

MrsMitford3 · 15/05/2024 19:14

Have a 5 bedroom house over 3 floors. 2 "bathrooms" and a downstairs loo

Top floor bathroom shower and middle floor has a lovely bath and shower.
I have a bath every night so big tub important to me.
Downstairs just a cloakroom.

It's def enough showers and baths but not always enough hot water!

I would not get rid of the bath if you are looking to sell in the next few years as a lot of ppl with small children want a bath.
I have a friend who took hers out and put it back in to sell!

Seaside3 · 15/05/2024 19:14

Whilst you're moving things around I would consider putting utility space upstairs too as that keeps washing away from the kitchen, especially usefulness there are lots if people in the house.

Yes this would be the thing that would sway me to put a shower in the family bathroom as well. Having to trek downstairs for a shower is a pain especially for guests and given you’ve got the space I’d say definitely worth putting one in for the flexibility.

ShanghaiDiva · 15/05/2024 19:16

We have a four bed and four showers. In your house I would want a third shower.

titchy · 15/05/2024 19:19

Put the shower in. You may all be in the habit of showering in the evening (I am too as it happens!) but most people shower in the morning so would want to remain upstairs, and not have to hang around for mum and dad to finish in their en-suite! Besides - if you're redoing the bathroom the cost of a separate shower isn't going to add much to the overall cost.

caringcarer · 15/05/2024 19:19

I have a 6 bedroom house. I've got ensuite with a double shower, a family bathroom with bathtub and shower over the bath and a second floor shower room. It seems plenty.

OohBurnDavid · 15/05/2024 19:21

Thanks for replies that’s helpful. I thought it might be overkill but makes sense as we have room for a large shower in the main bathroom if lots of people shower in the mornings. I won’t put a shower over the bath in there as I am not a fan and there’s space for both.

@Seaside3 we have a utility room so sorted on the washing front
