Any advice for good areas to buy property in Coventry ?

have seen the property ads but all confused since have some concerns about theft or anti social activity or lack of good schools
please suggest based on your experience
things that matter to me :
good area - security
good schools nearby
Strong rental possibility
good connectivity- bus , rail etc
some shopping mall nearby for grocery

please advice

Keresley - lots of new houses being built and a couple of ofsted outstanding high schools
Allesley Village - very pretty
Earlsdon - where everyone will suggest but is always heaving and is a nightmare to drive around/park due to all high volume of terraced houses
Cov is a real mixed bag tbh, the nicer areas are only a couple of streets away from the rougher ones wherever you choose to live - however I’d avoid Stoke, Wyken/ east of the city centre in general. Exception to that in Finham which is very sought after due to the schools.

Thanks @Ineedanewsofa I was looking at a detached property in stoke over the weekend but got alarmed after reading your comment about stoke . Is it not safe or any other reason ?

Also saw a few properties around chelsymore and abbey cottage . Not sure if they are the places where people would like to stay and be safe as well . Any advice ?

There are some beautiful areas of Stoke (the listed bit and a few streets) and it's close to a row of shops but it's very expensive. The rest of Stoke is predominantly student housing. I think it's quite safe but noisy and the school catchment area isn't great.

Earlsdon is fabulous but expensive and mostly on street parking. It has a high street, the schools are good and it's safe.

Allesley Village is gorgeous and fairly expensive. It has some amenities but not a large grocery store but the schools are good and it's very safe.

Coundon has a shopping mall fairly close by but it's not as nice as it was. Chapelfields is the other side of Coundon and is quite nice. I don't know how safe they are but the schools are decent.

Cheylesmore is okay and has a small shopping mall and a grocery store. The school catchment isn't great. I think further into Cheylesmore is a better area.

Both Earlsdon and Allesley Village are sought after and hold their value.

@NoviceBuyer2022 as PP says above for Stoke 😊 Generally I’d avoid the student areas for family living (which does rule out chunks of the city) as they tend to bring noise and low level anti social behaviour

I grew up in Finham & it was lovely & good schools, Styvechale (or Stivichall) is a stones throw from Finham and is also nice with a lovely primary school.

Cheylesmore also has some lovely roads & is closer to the city centre if that’s important to you

Thanks all .its really helpful to get advice before investing in property. We were looking for a house to rent a couple of years and then move in when need to down size

Allesley Village has gone downhill recently, Allesley Park is nice though. Also, Eastern Green, some parts of Coundon.
There's quite a few new estates as well in Keresley and towards Pickford Green

Aside from the premium areas of Earlsdon which is horrendous for parking, Styvechale and Finham look for property in the Green Lane area, Brownshill Green, Westwood Heath and parts of Eastern Green/Broad Lane/Coundon. You probably want to stay in the South West of the city but if you want to go a little further out of Cov there are some lovely properties in Binley Woods, Corley and Fillongley.

We are planning to buy a house in Finham, Coventry right behind the railway track.
Just curious , anyone in the area know how is it to live behind to railway track?

Allesley Park, Mount Nod , Eastern Green, Finham , Styvechale , parts of Stoke are fine as are parts of Binley and Binley Woods
I live in Earlsdon - I get what people say about parking but I'm lucky to have a drive. It's just so convenient - near the city centre, good schools, library, lots of community groups and events , , good transport links, beautiful parks etc. I wouldn't live anywhere else tbh

I lived reasonably close to the train station and whilst I could hear the trains it didn't bother me. I think with that kind of noise or traffic you can tune it out.

Someone mentioned Finham is in the East - it’s actually West.

I see that @NoviceBuyer2022 has had a lot of responses, some of them slightly conflicting which is to be expected I guess if we all live in different areas.

it’s all quite subjective of course. I wouldn’t live in some of the ‘posher’ areas including Earlsdon as the houses are overpriced imo and in the case of Earlsdon the parking is terrible!

Generally speaking you’re never far from a major supermarket and various shopping parks. Public transport isn’t bad if that is a consideration. Not brilliant but not terrible either although you may have to get a bus into the city and out again. We live on a big estate in the North West of the city and are happy here.

Some of the areas such as Stoke/Ball Hill have become a bit less studenty as the university has a lot more student specific accommodation.

I’ve lived in several locations, I found that generally you get more land/garden in the East such as Wyken and surrounding areas.

it may be that rents have shot up in price everywhere. There was a time when you could buy or rent for a ‘bargain’ price in Coventry as well as other similar Midlands/Warwickshire towns/cities such as Rugby/Nuneaton. It seems this is no longer the case.

My brother lives in a flat with no proper kitchen in a ‘studenty area’ - the rental is crazy it’s about £800 per month no fuel included. Used to be 600 with gas and electric included.

DH and I moved to Coventry from Leamington (me) and Warwick (him) because even with our combined salaries of over 100,000 couldn't afford a decent sized house in either town that was in a semi decent area.

We're in the Green Lane/Finham area, a street across from where a pp is buying (behind trainline). It's a lovely area, even with the traffic school time rush with the buses. Memorial Park is 5-10 minutes walk away. I can get into work /centre of town in 10 minutes on the bus.There are some great schools here but I've aged out of that requirement now.

It's very peaceful here even with twat neighbour across the road. You have to have a drive though, as on street parking is a bit dire.

Earlsdon is nice, but pricier and you get a lot less for your money. I wouldn't live north of the city as you have the red light district in Hillfields, although that is mostly off street now.Foleshill and Holbrook area are a bit more dodgy crimewise.

Carley and Tilehill are 'ok' but a bit of gang warfare going on occasionally, although the 2 big gangs appear to have either aged out or are in the big house.

The town itself has quite a few shops with a big regeneration project going on atm. If you want Waitrose, you have to go into Kenilworth.

Allsley is pretty but I haven't been up there much.

There are a lot of new houses being built in Keresley atm. Landscape is changing quite drastically there.

Whoberley is okay. It’s near broad lane and next to Allesley. You’ll get a lot for your money there

I used to live backing onto the railway line in Finham (Beanfield Ave).
the trains never bothered me & I’d often sleep with the window open.
If there are any works that need doing on the lines (tree cutting, maintenance etc) they do them during the night which can be disruptive. I don’t remember this happening more than once or twice a year though

Earlsdon
Styvechale (pronounced Stychul)
Finham
Mount Nod
Eastern Green
Coundon
Whoberley
Allesley
Allesley Park

Avoid:
Wood End
Bell Green
Hillfields
Foleshill
Radford

I'm in Coundon. Good schools nearby, shops local and brilliant transport links and not far from M6. City centre of Coventry is 1.5 miles away from my door.

same - and I would broadly agree. However many estate agents are widening their definition of the ‘favoured’ areas as you probably know. So you or I could probably identify that parts of Radford that are practically Coundon will be ok ish, but half a mile in the other direction not so ok! I believe the Daimler Green Estate is Radford and that is quite nice.

Parts of Whoberley aren’t safe imo.

on the other side of the city Wyken and a lot of Stoke is ok/safe as is Walsgrave, but again to watch out for - Stoke Aldermoor I have seen described as Wyken when it is not. And Potters Green isn’t really Walsgrave! Canley is another very variable area, Sainsbury’s is officially ‘Canley’ but my perception of Canley is the prefabs, not the University side or the bit that borders Finham…
