How to market quirky houses

Does anyone have any tips for how to market unusual homes? We're reluctantly selling this property (due to health problems and care needed) and I'm just not sure it's reaching the target audience.

It's a gorgeous home but definitely quirky - a pond with working fountain in the conservatory(!), as well as land and buildings.

Braving posting a link - I know it's not to everyone's taste but hopefully it will find someone who loves it as much as we have. www.rightmove.co.uk/properties/134912855

Really welcome any tips on how to reach a wider audience who might not necessarily be local.

I assume this post is part of trying to reach an audience outside of the area and calling it quirky is an attempt to get clicks - it’s really not quirky of the “gets shared lots” style.

but it’s a detached double fronted property, why no front on photo? The photos from the front only showing one side bay window makes it look like it’s semi detached, I had to click on the floor plan to confirm it’s the whole building. Better external photos. Start with the front of the property.

This. It’s not ‘quirky’. It’s a nice house which would have wide general appeal. I agree photo #36 should go first, better external photos in general, and a declutter.

Could you do a bit of a declutter / quick paint job to make it a bit more neutral? It looks like a good size and could be really interesting to live in but it's very busy which would put some people off.

I don't think it's overly quirky. What jumps out to me is that it's very colourful snd vibrant but none of the colours match.
I'd declutter and paint some of the rooms. New duvets on beds to try and bring it all together.

I agree, it isn’t quirky. It’s cluttered and dated. You can declutter, re- arrange furniture and paint in more neutral colours.

Is it priced to reflect needing new kitchen, bathrooms and carpets?

Could it be made a little more neutral, with less stuff? And the carpet in the bathroom would put me off 🤦‍♀️

Ah it wasn't an attempt to be that cynical, more wondering if it's better to market with national agents, or local experts. Or whether there are any other routes to try. As much as it would be lovely to find the perfect buyer on a Mumsnet thread who would love to live in Lincolnshire, I feel that's probably quite unlikely!

Totally agree that decluttering and more neutral decor would help, though that's a bit challenging to achieve at the moment for various reasons. Interesting to hear it's not viewed as quirky - perhaps being a bit more neutral and not making as much of its slight oddities might be a better route!

Thanks for the feedback on photo ordering, that's definitely something that can be changed, and we're potentially looking at getting some aerial shots.

It definitely needs a proper shot of the front of the house.

I love the space and the floor plan but to me it looks very dated and I'd have to factor in the cost of redecorating the whole house from top to bottom. So no idea if it's good value for the area or not.

The coloured walls make the rooms look dark. I'd paint everywhere cream or white. Also, I'd de-clutter everywhere - all those things on the walls going up the stairs, the jugs on the high shelf in the kitchen - and I'd move the tv so that the window is clear. I'd also get rid of the voile in the bathroom, for either a white one or a roller blind. It's a big house, and has a big garden.

I like it very much and it's exactly the sort of thing that appeals to me but I am struggling more than I usually do to work out what picture is of what. It could really use a virtual tour (the proper sort, not the crappy video tour sort).

Also, that shower door is horrible. Take a picture from a different angle so it's not the main thing you're looking at in the room.

It's lovely - and it's huge and (to me) really cheap! That's a lot of house for the money. Personally I love the coloured walls, and I think they look good in the photos. I agree that it needs some de-cluttering, though.

How sad, having to sell such a nice and obviously much-loved house.

It's lovely, if you could just move it to the South West please. Embarrassed to admit I always thought Louth was in Scotland, looked at your pics and thought ,that doesn't look like Scotland.

Agree on the photo order though- I couldn’t work out what kind of house it is from the outside.

It's a lovely house OP. The conservatory is magical.

Two small points - the stain on the sloping ceiling in picture 16 made me wonder if the loft is leaking. The table in the attic room (picture 26) gave me the willies - looks a bit mortuary!!

I guess I'm thinking of things like the shape of the conservatory, with a built in garden, fish pond and indoor water fountain.

But I fully accept that my view is probably coloured by having seen it be built bit by bit over forty years, learning brick laying from my dad etc, so if others don't think it's quirky that's totally fine.

Gosh homes are emotional aren't they! But these more impartial views are really helpful, so thank you to everyone who's made suggestions.

Why all the snarky comments about the op's description about her house being quirky. I suppose having a water feature inside the conservatory makes it quirky for want of a better word.

@effy6 declutter now since you are downsizing so sell/donate excess furniture/ornaments.

Paint everything in a neutral colour such as white or cream. It will make the house look brighter, larger and fresher.

Replace the bathroom carpet with lino, tiles or vinyl flooring which can be washed easily.

Have the photos retaken and & correctly with photos of the house front at the start. I'd also like to see some better photos of your beautiful garden as well.

It's a lovely home and looks so warm and welcoming .
Personally I find it hard to see the true character of it because its hidden by so many personal things.
I would take "you" out of it , take a lot of the things down from the walls and try and let the viewers see the real space for what it is.
There's so much going on .

Hope you get a quick sale.

You need to be honest with yourself - is it priced as a turnkey property? Because if it is, it needs to be a lower price.
It's highly unlikely you will find a buyer who loves it exactly how it is.
It needs a lot of money spending on it - redecoration & reconfiguration.
The bathrooms are dated.
The kitchen is small for the size of house.
Conservatory is huge which could be a benefit to some and off-putting to others. Every conservatory on a house we've had has either been pulled down or a proper roof put on it........

Personally I would just declutter and paint some of the 'louder' walls white.
