Floor plan help please

Need your opinions please! See floor plan attached..

I'm trying to figure the best option for the small kitchen and to gain a utility space. Options as I see them are:

  1. knock through kitchen/dining room wall to open up space, then create a utility room area from part of the garage or..

  2. knock through kitchen into garage (following the wall line), create a utility space and still have a decent amount of garage space left for all the accumulated tatt!

What would you do?

I wouldn't swap the kitchen and dining spaces. Unless there's already plumbing and drainage on that side of the house it would be a pain.

The present kitchen is 86 square feet, the dining room is 144 square feet. Unless you're on a very tight budget indeed, its better to have a functional usable bigger kitchen rather than just keep things where they are to have drainage.

There's* *no need to switch the two to achieve a larger kitchen though and its more practical to have the utility off the kitchen.

Our kitchen is smaller than our dining area and it works very well. I agree @SoupDragon that swapping the two over would be a pain and the utility room being nearer the kitchen makes sense.

There are 3 doors on 3 of the 4 walls in the current kitchen, making it very difficult to have a run of kitchen units or a decent kitchen layout. Cutting down below the existing kitchen window, removing the kitchen external door and creating folding or sliding doors would maximise light and provide good flow to the garden.

The utility in the garage area could have a separate sink so no need for it to be immediately off the kitchen area. There is already drainage there to connect to from the WC.
