Floor plan help please

Need your opinions please! See floor plan attached..

I'm trying to figure the best option for the small kitchen and to gain a utility space. Options as I see them are:

  1. knock through kitchen/dining room wall to open up space, then create a utility room area from part of the garage or..

  2. knock through kitchen into garage (following the wall line), create a utility space and still have a decent amount of garage space left for all the accumulated tatt!

What would you do?

Option 1 for me. I love a big open kitchen diner, much prefer to separate rooms. It's easier with hot dishes etc.

I'd knock down between kitchen and dining room, and put kitchen in dining space. I'd block up door from current kitchen to hall too.
I'd look at moving washing upstairs if that's what your utility room is for.

If it was me I would knock through to the garage . Because then your not taking space from the main part of the house.

I'd use the garage space, as you can still be left with a "full sized" garage after chopping quite a lot off.

Knock through kitchen/dining room and just put your washing machine etc in the garage

We’re planning on going into the garage to get a utility room (planning on doing an extension though)

in your case I’d close the doors from the dining to the lounge and kitchen to hall and knock down wall between dining and kitchen

option 1 is by far the simplest & would work well.

Agree with others although you do have a little bit of your hall you could reclaim as utility room or kitchen space. If you only entered the kitchen from the living room door, you could block off that door and have a narrow utility leading to the garage door off the side of your kitchen. Or do that and have the utility on a strip of the kitchen closest to the garage then sort of extend the kitchen into the dining room more. Otherwise I’d say you have the space in your garage easily, probably just a bigger job to use it though but gives you more space overall

Option 1 as I wouldn't want to knock through to the garage from the kitchen and have toilet in that room, better for the toilet to open into a utility area.

Option 1 - but also incorporate that angled kitchen door to make the whole space more regular. By putting the kitchen in the dining area, you have a full wall to utilise and to maximise a kitchen arrangement and potential island. Square off part of the garage to include utility and WC and make it feel part of the house.

I would do the same as OhhBiscuits but I would also block up the doors from the dinning room to the lounge to give you more space for sofas in there.

I wouldn't swap the kitchen. I think it would be nicer to have the conservatory next to the dining area than the cooking area.

What's that little cupboard space near the front door? I would move the loo to there. Know through a kitchen/diner. Put utility in garage. I don't think you need a separate room for this, you can just have row of cupboards/sink/washers on back wall.

I agree with blocking off the double doors in the lounge. Would allow you to place furniture better. Also, I would remove the sliding doors to the conservatory, and open it up to the kitchen to create a small snug area. I'd also take away the external door in the conservatory to allow you to place furniture better. Lots of scope here!

The kitchen diner would make a lovely space! I would speak to an architect or builder to get some professional advice though - we used a company called Home Tales when we renovated and they were very honest with what we could/couldn't do (and with our budget 😅)

I think a layout like this might work with the kitchen cabinets in blue - however I did struggle to think where you'd put a hob and a sink. You wouldn't have enough room for an island (if you were thinking about that) but a peninsula would be good to protect the prep/cook area.

I don't understand why everyone is so keen to swap the kitchen and dining room? Wouldn't it be nicer to have the dining area near the conservatory and with a path to outside that way?

You need a LOT more space for a kitchen compared to a dining room. That kitchen space is really small.
