Only bathroom is 4 sqm?

Looking at a one bedroom flat, all rooms are generously proportioned but the bathroom is miniscule. It is 4sqm and is accessed through the bedroom.

Shower toilet sink. Could you cope with such a tiny bathroom?

We do. Edwardian house. Admittedly we’ve now got two, but they’re both the same size.

If its well laid out, half decent basin size, comfy to sit on w/c and shower is of good shape/design, then yes.

Consider the other aspects - you love the area, you love the apartment other than bathroom, ideal location etc, ideal price, and no chain or small chain and sellers are serious, then go for it

The size wouldn’t bother me if it was laid out well and I wasn’t squished into a tiny space on the loo or a tiny shower cubicle. What would bother me would be guests having to go through my bedroom to go to the loo.

I think one of our bathrooms is that size. It’s absolutely fine.

We’ve got a small bathroom. I can look up the exact size if you like. It’s big enough for a bath; toilet and basin, but that’s about it; and the door is on an angle. It’s fine; though. Functional and easy to keep clean!

Id be more bothered by the bedroom only access. Will that be your room? I could perhaps make it work if it was a spare room/office/etc but I wouldn’t like everyone having to walk through my room to get to the toilet…

Is there a seperate cloakroom? I would prefer guests not to have to walk through my bedroom.

Sounds fine to me.

Not sure how big my bathroom is.

All I need is a sink, toilet and bath or shower so smaller the better to be honest. Spend very little time in the bathroom, get in, get done, get out.

They're perfectly functional at that size. And incredibly cheap to decorate/replace the flooring if you feel like doing that - it's better than losing space in the other rooms that you use for much longer each day.

We had a bathroom not much larger than that and it was fine. It did have a bath though, short but deep and is still on my list of favourite ever baths! We had high up shelves for storing towels and bulky things. Nice shelves for toiletries and an Ikea Billy CD bookcase which was wide enough to stack loo rolls on and bubble baths, moisturisers etc and fitted perfectly behind the door. It was warm and cosy and everything was in reach.

I had this in a flat share I lived in. Yes it was tiny but I only used it for baths, showers and brushing my teeth and I knew I wouldn’t be there forever.

As @Blarn says ours was warm and cosy which sometimes isn’t the case with my larger bathroom now!

Ours isn't much bigger, 3 bed house but includes a bath, admittedly we have an en suite as well but that's smaller.

For a one bed flat 4m is fine

Our bathroom is slightly smaller. There are 4 of us including 2 teens. We have a bath with shower over, toilet and washbasin. We've been here for nearly 20 years with no other bathroom but never had a problem with the size.

Ours is 3m2 (2m x 1.5m) and it’s fine. Room for a shower over bath, toilet, sink with vanity and heated towel rail.

What are the actual measurements? That doesn't sound that small tbh. Our en suite is only a little bit bigger and when we moved in had a bath and separate shower.

Mine is tiny (1930 terrace) and it is perfectly fine.

It still has the lovely original Art Deco tiles and I put a nice flooring and I am about to remove the bathroom cabinets and mirror to install something less bulky to give more of an illusion of space.

Initially I was going to install a half bath (previous owners put a shower in instead of the bath that used to be there) but I really like the convenience and I am wasting less water so I am keeping the shower.

I would focus more on having another loo downstairs if possible rather than worrying about the main bathroom size.

We have a fairly little bathroom. It really only has space for a bath (1500mm), shower over the bath, sink and toilet. It is fine. I mean what else do you need in your bathroom? It's a place to wash and go to the toilet.

What makes a big difference for us is storage drawers under the sink and a mirrored cabinet on the wall above.

As PPs have said, access through the bedroom would be the main issue for me. You basically have an en suite not a main bathroom.

But if you don't intend to have lots of visitors, or you don't mind people walking through your bedroom, then it may be fine. How long are you intending to stay in the flat? If it's a first home and you plan to move in a few years, but you love the flat and location, then go for it.

I wouldn't worry about the lack of a bath - I'd rather have a shower room that feels a bit less cramped.

I've always had tiny bathrooms - not sure what I'd do with a bigger one! Did you want a bath as well as shower? You'd have enough space for a bath with shower over it.

Yes, our home has the same tiny bathroom (pic for reference) and I love it. I find it cosy and quick to clean! My previous house had a huge bathroom and I prefer my tiny one.

Mine is even smaller. Enormous deep P shaped bath (for DH) with curved glass shower screen so plenty of elbow room (for me), small 500mm vanity with round bowl on top, then toilet. White gloss tiles and enormous mirror opposite the mirrored cabinet. The shower screen folds in and clips to the wall so is only open when in use. It makes a massive difference.
It's a really good quality one fitted 25 years ago and still looks good.

@Lemsipper lovely! Two things would put me off; visitors who would need to go through my bedroom, and if the sink is under the window. I like a mirrored cabinet above a sink.

I think your problem will come if you want to use it for other stuff.

For example in small upstairs flats people often hang washing in the bathroom. That's going to be pretty hard if you only have 4m2.

Sounds ok, but I would find it annoying being accessed through the bedroom. Would you be living there alone or with a partner? There are times DH has a friend round and I want to go to bed, which would be awkward if they needed the toilet.
