What would you prefer? En-suite situation

My house is a converted barn with what some may consider an unusual lay out. The ground floor has the entrance hallway and it leads straight into 3 bedrooms and a bathroom, with the upstairs being the living space. I’m wanting to update the layout to give more privacy, as at the moment you could be coming out of the bathroom in just a towel and if the front door is open then you’ll be on view to whomever is there!
My idea would be to put a doorway in from the hall to the bedroom area, and change the layout from 3 bedrooms and a bathroom to 3 en-suite bedrooms.
But as much as I’d like it, I need to consider possible ‘sell ability’ in the future.
What would you look for in a property? Are en-suite’s deal breakers?

You need to show us a floorplan as its impossible to say without.

It would probably help to have a downstairs floor plan and room sizes.

If the ensuites mean tiny bedrooms then that would be a different proposition to ensuites but still large rooms.

That sounds like a lot of work to solve a relatively small problem IMO. If you think about a bungalow or flat, the bathroom will open out into the main hallway within view of the front door in many cases. The risk is that you end up with 3 small bedrooms with 3 small bathrooms, whereas for some, a large family sized bathroom is a key selling point. Also 3 bathrooms for a 3 bed house may be OTT. Is there a compromise where you add an ensuite to one of the bedrooms only? Certainly having a second bathroom would help saleability.

Personally I'm a big fan of a decent en suite so for me this would be great.

But only if the rooms are big enough to make 3 decent en suites

What is the set up on the living floor?
Is there a loo up there? Or would all visitors need to go through a bedroom to have a wee?

I think an extra door is a good idea. Not as convinced by all the ensuites.

I grew up in an upside down house. Can't say people randomly wondering in when others were wandering about in towels was an issue. And there were six of us, with people coming and going all the time.

Personally I love an en-suite.
3 bathrooms seems like a lot, but if you have the space I’d go for it.
Will the visitors have access to a bathroom that doesn’t involve going through someone bedroom, as that could end up being a bigger issue.

3 bathrooms does seem a lot and some people prefer bigger bedrooms so take that into account.

Anywhere with ground floor bedrooms and bathrooms has the front door quite close! I would keep the bathroom and maybe add one en suite. Definitely not three unless you have a lot of space and room for a cloakroom for guests. A porch is a great idea if you are allowed to have one. Is it listed?

Jack and Jill used two doors and is a fairly horrible solution. If you post the layout we might have some sensible suggestions.

I’m back with floor plans!! Please excuse the crudity of them but they’ll give you an idea of my thoughts and they’re obviously not to scale.
To try and answer some of the questions.
there’s a w/c on the first floor with the living areas, there’s a master suite in the ‘loft’ which is a very good size.
The 2 largest ground floor bedrooms are 5.2m x 4.5 m, the smaller one is 4.5m x 4m.

Plan A is the current layout and the bathroom feels small.
Plan B is a way of making the bathroom bigger and to ‘screen’ off the bedrooms with a door.
Plan C is my idea of the en-suite with Jack and Jill.

Excellent idea, and I’d love one but I’m not sure I’d get planning. Plus in my head it doesn’t solve the problem of privacy with people being in the hallway but still seeing into the bedrooms.

My house has 5 en-suites and it's great. Our kids all have their own bathrooms and shower rooms - makes life so much easier. Go for it!!

We still have two communal bathrooms for guests though.

Plan C for me.

I can understand your issues with Plan A, and 2 bathrooms would be far better than 1. I have probably chosen the most expensive. Make sure you keep at least one bath and have a walk in shower

Plan B for me. I like a big bathroom. I also like the added door.

Plan C is fine, but the change to the stairs would be quite a big job. I'm also not keen on Jack & Jill ensuites because there's too much space lost to doors. Plus you'd have to remember to lock both doors, which I probably wouldn't!

Who are you making these changes for? people who currently live there, or with a view to when you sell on?

Personally I think the probability of strangers being at the door at the exact moment when someone's leaving the bathroom in a towel is really low. It'd be cheaper to buy everyone a bathrobe, or get a louder doorbell😁

I'd rather lose a bit of space off the hallway than the bedrooms, so would erect some kind of curved wall as a 'modesty' screen if you need one and push out the wall by the stairs to incorporate a larger sized shower cubicle in the bathroom.
A small hallway shouldn't be a problem seeing as the living space is upstairs, although that option would block the light.

In plan c do you have one bathroom with two doors into it? So each time one goes in has to lock the other door?
I personally hate en suites but it wouldn't be a deal breaker if I buy a house. Unless they eat up space from decent sized bedrooms.

I like an en-suite and plan c. You are wasting space with the doors though. If you move the en-suite slightly to allow just enough space for the door to the top bedroom and move the door to the bottom bedroom slightly less space is wasted. With the door space not wasted you might not even need to move the wall further into the bottom bedroom.
