Thoughts on this house? Absolutely love it and is my dream family home but think it's over priced. The same property went for £520k in 2021 on the same road (same layout but different exterior).

Prices have gone up but by that much? Think it should be around £600-£650k but don't want to view and offer that much below. Love the house though!

I think it's a lovely house, I find the bedrooms and garden a tiny bit small but there are lots of different areas downstairs. For some reason I thought Lichfield was in Sussex and so I thought it was priced well, but I'm surprised about this price further north (although I don't have experience of the area)

This is a random observation but why is every single radiator so tiny? I notice there is a log burner in the living room, if it creates enough heat for the whole house it must be sweltering in there?

Lichfield is in South Staffordshire, just north of Birmingham. It's classed as a diserable area and the darwin estate is certainly very popular. I can imagine Sussex is far more expensive though.

Gorgeous house. Small garden for the size of the property, and it looks to me that the garden is North facing (if it's no.26 as on google maps). You'd think I'd nothing better to do, but I love these threads.

Very deliberate name change as a friend owns the comparator house that's being used!
The comparator is directly on pavement, didn't have a bath and needed some TLC.
There's lots of new build houses at £800k within half a mile, so I think is driving up prices.

Curious as to what aspects are "dated". Maybe the kitchen curves or something? It looks immaculate and up to date to me. I wouldn't change a thing myself. Anyone else, or are some people just peculiarly picky!

Interesting. Maybe it is accurately priced then. It's hard to tell sometimes. I've not come across any £800k new builds around here!

There's a lot of wasted space. The hall is massive, but the issue is more upstairs. The dressing area take up a vast amount of space, and then leaves two children's bedrooms which aren't really that big. With that square footage, the upstairs could be so much better.

Overall a nice house though.

I assume the playroom and office are seperate places downstairs, would turn one into a dining room myself but does seem a very flexible layout

Nice for a family well laid out lots of room good blank canvas neutral i would add a few splashes of colour price depends on area really

It looks to be rather over priced, yes; clearly everyone else agree with you @sunja. It's been on the market over 5 months and still hasn't sold nor been reduced.
This is the same house, also in good condition which sold recently for 685k recently:

It's unlikely that they will get their > 715k, especially as it has now been on the market for a long time.

The house is OK, very practical I side. The garden isn't huge for such a big house. It's very, very overlooked, the only view through any of the windows is other people's bricks. I couldn't look at that for 20 years

I think it has a lovely layout and pretty kerb appeal but I would be surprised if they accepted £115k under their asking price. Great family home but I don’t know the area and how quickly houses sell.

though never say never - our current house was priced at £90k and we didn’t think it was worth it so offered £30k take it or leave it and to our surprise he took it! Wasn’t in the UK though.

We’re currently on the market. Really keen to sell, we’ve already bought our downsize. Would not accept such a reduced offer. I think you’re being unrealistic.
