Thoughts on this house? Absolutely love it and is my dream family home but think it's over priced. The same property went for £520k in 2021 on the same road (same layout but different exterior).

Prices have gone up but by that much? Think it should be around £600-£650k but don't want to view and offer that much below. Love the house though!

Our top top budget is £720k but would be more comfortable spending around £650k with current interest rates. Happy to go to top if we absolutely love it and feel it will be worth the monthly mortgage payments.

Our main concern is not overpaying because we can^^ - we want to make a smart financial choice and I wanted some advice as to whether this property had been priced ambitiously as it is on a huge (but very beautiful) estate. The layout is absolutely perfect and I love the exterior of the house but I'm not sure if it is priced right and was seeking some advice on this board.

Also, the houses were built about 20 years ago, so not super old houses

Op no one knows that the seller will accept. They don’t need to accept anything, selling is a choice, it’s not like you put an offer in with jus5ifation of the worth and they need to sell it to you. And you can’t possibly have thought that house was worth 600k or close.

I think the one the op likes has a conservatory, is in a bigger plot, is not overlooked quite as much, so a better location.

I can see why urs cheaper though, no conservatory and directly looks over neighbours garages, where as the op looks over some communal grass.

It's smaller too and actually works out more expensive per m2 making the original one seem better value

I think it’s beautiful and probably worth the price. Depends if you can live with it as is, I’d want to replace the kitchen/bathroom as they look dated to me so if it’s over budget already it’s probably one to write off.

We massively ’ overpaid’ on our dream house. We’d looked at a number of other ones and when we went to view ours, we’d decided we wanted it by the time we’d got 4 steps inside (although we didn’t say that out loud until later). Because of the interest in the property it went to sealed bids and we had to go up to our absolute max to buy it. That was 2.5 years ago. If we sold it tomorrow we might not get back what we paid, but it wouldn’t be far short. This is our final house, both of us having moved and renovated a few times. We are so glad we did what we did. We’ve no regrets whatsoever, its value to us now can’t be measured in money.

for a good while afterwards we still had the right move search results coming through, and we’ve never seen anything we’ve liked since then, that ticks all the boxes.

OP - are you from Lichfield or at least familiar with the city? Lichfield has always commanded higher prices but since more people now WFH prices have increased. It's a lovely area, with excellent commuting links including a direct train to London in less than 80 minutes, with 3 very good highs schools.
I personally don't like estates, but many consider Darwin Park a very desirable area. It's a nice house, great size in good condition albeit a bit dated.
It's a fair price.

The house you're looking at is no.26? When you go to sold prices for Allington Avenue it is good to see that very few people move, the area is obviously somewhere good to stay and make a home in.
A house is worth what someone will pay for it, we all like a bargain but mostly don't get one! :)
If you buy this house and stay in it as long as some of the other owners round about the area seem to have done then the price you pay will be worth it imo.

This is a random observation but why is every single radiator so tiny? I notice there is a log burner in the living room, if it creates enough heat for the whole house it must be sweltering in there?

I agree with this. The bedrooms and especially the garden are a disappointment. It always feels as if modern houses are squeezed into the smallest space possible. A house of this size deserves a generous garden (and decent bedrooms!).

Why are the bedrooms so small compared to the great space downstairs? It seems unfortunately a poor first floor design. I've four children and while downstairs seems spacious and perfect- upstairs simply wouldn't be big enough. Strange.

It's a lovely house- live the colours they've used downstairs.
