Hi we had a offer on our house end Jan. Buyers had a survey a couple of weeks ago and then sent in an electrician this monday to do a further survey. Today they visited again.

Our EA are asking us to wait for feedback before we book the survey on the house we want to buy and have offered on. Is this usual. it's really driving me crackers. Our buyers don't seem to be saying directly that all is ok but would they need to do that anyway. I just want to get going on our survey and our sellers must be frustrated too.

I’ve never waited for feedback before organising my survey, just figured if anything arose then it would be dealt with, but that it wouldn’t stop the sale so why would I delay?
Do you think your EA knows more than they are letting on? Are they listing the house you have offered on as well as your house?

I've never heard of this happening. Possibly it means they have a feeling that the buyers will pull out. I would be asking them to explain why they want you to wait for feedback. Not booking a survey on the house you plan to buy may be viewed as a red flag by your sellers.

it's so annoying I am just going to book the survey. I don't understand why we are waiting for feedback etiher. they must have spent quite a bit already on everything so why even would they pull out? DH was with them this morning and they seemed ok so I don't know what's going on.

Spoke to EA our buyers want the weekend to think about it. This is really shitty. So all that and still making us wait. I think they will pull out. 7 weeks down the line.

It does sound like they are going to pull out or try to hit you up for a reduction. Or they are still shopping around for other properties. Very unfair to you.

It is not usual @Nitgel and makes me wonder whether the EA knows something you don't know and is trying to be nice and warn you not to spend too much money yet because they are flaky.

I’d speak to the EA’s and tell them to actively start marketing the property again as of right now.

If it’s marked as ‘under offer’ or ‘sold STC’ on Right Move ask them to get that removed and the property showing as available for viewings, by close of play today

EA is going to tell them we will put back on market, they will probably pull out but it seems they would anyway

Unless something major has come out of the survey, they are trying it on. Maybe tell them you will think about it over the weekend!

What are the issues that they have with the survey,

We offered on a house and then pulled out as the survey showed about 90k of work that needed doing. Damp, windows not fitted correctly, structural issues that could not been seen, funnily enough this house sells and then goes back on the market.

We have sold a house that was 1930’s and the report said that the roof tiles was nearing the end of their life, so buyers wanted a 25k reduction, there was nothing wrong with the roof tile, no leaks or anything broken. We had someone come and check it out and was given the all clear. They were told to go away. They continued with the purchase.

Stand your ground if you think they are chancing it and ask to see the report.

electric survey, needs new fuse box, the electrician said about £3k to put right, we sold the house as needing updating cost reflecting that

In that case I would tell them where to go, frankly. If you have priced based on works being necessary, it's a take it or leave it situation.

We had a new fuse box last year - it cost £1k not £3k!

House selling and buying is a nightmare, I really feel for you.

I'd just put it straight back on market.

They aren't serious buyers. They've got cold feet and probably will be worse further down the line. Decline to engage any further with them.

well we told them not further negotiations. it's worth a lot more that we are selling for so they are already getting a bargain. they said they will call in a hour or so. i don't trust them now at all.

They sound untrustworthy. Even if they were quoted 3k for a fuse board where did they get 15k from?? They are being unreasonable perhaps in the mistaken belief that they hold all the power.

Cheeky buggers! We had this when FIL was selling his house. It was a 30s semi needing some work and was advertised as this. He knocked 10k off the asking price as he wanted to buy an apartment and needed a quick sale. Buyer then turned up with an "electrician mate" who actually said he was getting a good deal in front of me and FIL. Buyer was hopping mad at his "mate" and told FIL he'd have to think things over for a few days, knowing full well FIL would be panicking about losing the new apartment. FIL held his corner and said he'd put the house back on the market and buyer then backed down and paid what was originally agreed. It sounds to me like these people are also trying it on with you. You've already dropped the price, they are playing on the fact they know you have something else lined up and they think they hold all the cards.

When people are willing to piss you about like this, they are willing to lose the house.
Anyone who can't afford a property does not waste a survey on something they aren't sure about.
They can afford to pay, but they aren't committed enough to behave respectfully.

I would remarket.

Get it back on the market.

Tell your estate agent you are not impressed with their vetting of this prospective buyer.

They are just trying it on thinking they are clever and they have you in a bind because they've delayed you so long.

Just repeat that it was priced as needing renovation and they got an extra £10k off that figure. Get the agent to relist asap so they know you won't negotiate further.
