Please can you also give me feedback on my property? We've been on the market since July (onto second agent), price has already dropped. Three viewings in total! What are we missing/doing wrong?

Although of course decor can be changed some buyers find it hard to ignore.
I would remove all the cards/children's stuff from sight on walls and fridge and paint your very dark feature walls the same neutral as the rest of the room.
Taste is very subjective but your colour choices are very striking and a lot of people won’t like them.
I also thought the extra cushions on the sofas were off putting colour wise.

I would also include a better picture of the kitchen so you can see all the countertops and oven / sink and you can also see the view from the window which is a selling point, the current picture focuses on the fridge and lots of clutter but you can’t see the rest of the kitchen. Also I would add a picture of the utility this is a big selling point which needs to be listed too

It’s a very nice house @Sunnyjac you know about the clutter by now! It’s a shame the downstairs loo isn’t a shower room, I think in a 4 bed I’d expect that. I don’t think Pittis are great agents though, so glad you’re going with someone different. Susan Payne will take a million photos and is also good at giving styling advice, I’d also recommend Wrights.

The photos are not nicely taken. The angles are ‘unflattering’ and weird. One of the garden shots is quite depressing when I’m sure it’s actually a lovely garden.

Would be nice to have the photos taken at a time of day when the garden is sunny but there is so much noticeable shadow/shade.

There is so much going on with the belongings and different colours of feature walls etc. I am distracted from taking in the rooms due to your colourful assortment of belongings. It’s hard to concentrate on the actual house.

The listing looks so much better with the house on the first picture! But then in the second picture all I can see is a storage unit in the back piled so high to the ceiling. I would remove completely and replace with a low dresser unit / drawers or really empty it out. Is this area behind the sofa for toys? If so maybe put a rug there and some cubes and beanbag and have that area zoned so it’s clear what it’s for. Or have the toys in the conservatory with a small chair and table / sofa for the children and bookcase and make this a playroom. Then the lounge storage can be for adults stuff like books etc. I think the areas need more purpose. It isn’t clear what the conservatory is for. (Why are there 2 chairs facing inwards next to each other?) (‘Love it or list it’ with Kirstie and Phil are a bit obsessed with finding a rooms purpose and using the space effectively, really transforms a house)

Sorry ignore the bit I said about not being able to see the oven etc.I didn’t realise, when you scroll through the photos on the listing page you can’t see the full photo , you have to load them up properly oops. Another thought, maybe get rid of the dresser unit in the kitchen / move to the lounge and if you can get a freebie get a bigger table with more seats and place in the centre

I’m also wondering what your 4th bedroom looks like! As there’s no picture it sort of implies to the viewer there’s something wrong with it. On the floorplan it looks a decent size though

Hi everyone

Thank you so much for your feedback, it's really helpful. Totally take on board about the clutter. It is cluttered but I figured I'd sort that once we're packing to move. We're not moving because we've outgrown the house, I'd stay in a heartbeat! Other reasons unfortunately. Your comments about the stuff on the walls is noted too. We are getting a painter to do some work and now the weather is picking up we'll get out in the garden and tidy that up, stick some bedding plants in. Someone was wondering about the green thing in the back garden - it's the oil tank, every house round here has them. Someone else worried about the Military Road - don't worry, we're a good way from that!

I did wonder about the photos myself as I agree they're not fabulous. Sounds like they may be having much more of an impact than I thought. The floorplan was there but somehow got dropped, now reinstated! I like the idea of taking my own photos on good days to show it off best.

The online video thing is something most agents seem to do now. We are of course open to in person viewings!

Also take on board the comments about the description. I don't pay much attention to them but obviously they have potentially more impact than I realised.

Agree that Pittis haven't been particularly great so I think we will be looking to change agent but taking on board everything said here.
