Please can you also give me feedback on my property? We've been on the market since July (onto second agent), price has already dropped. Three viewings in total! What are we missing/doing wrong?

I am not sure on price for your area but there are probably a few things that can be done to improve.
Firstly, your Rightmove listing has no floorplan or EPC. The floorplan being missing does put a lot of people off as they can't see how the house is laid out.
Secondly, it looks like there are a lot of items that make the place look more cluttered than it is. Pictures on the cabinets in the kitchen, kids drawings on the walls, toiletries in bathroom etc. you would think people can look past these but they unfortunately can't in most cases.
Best advice I can give is to remove a lot of things from view to make it more neutral and redo photos

Thanks for this @RebelliousOwl . The floorplan was there and I've now noticed it's gone so I'll be getting that put back. We're possibly going to change agent again so will declutter for that.

I know nothing about prices on the Isle of Wight, but I agree with a pp -- you need to add a floorplan and take better, more inviting photos, after decluttering a bit. The garden could use a bit more TLC too, to make the house look more inviting from outside.

There are things that you can’t change that will restrict your market. I’d say those are four bedrooms and only one bathroom, and a conservatory. Some people won’t have a problem with those, but others will.

My critique of your listing is:
You need a floor plan. There is no excuse for the EA’s not putting it on there. And it needs measurements too.
I’m always suspicious when the first photo is not of the front of the house.
The photos need to be improved, especially the one of your living room which looks totally disjointed and uncomfortable. The video presents it better but many people won’t get that far. Tell the photographer to adopt a lower perspective— lots of ceiling in all the shots which does not look inviting.
The children’s rooms are really cluttered — inevitable I know but it makes them look small and without a floor plan with measurements I wouldn’t know any different.
And the words in the listing don’t ‘sell’ the location — no mention of schools for eg. Unless viewers already know the village they may not think it worth a view.

It looks very cluttered- all the kids suff on the walls, toiletries in bathroom etc. It makes it looks unloved. Apart from all the stuff everywhere it looks quite bare. Again, that gives the impression the property hasn't been looked after.

If I were you I would get rid of all of it ( for now) Put some big prints on the walls ( IKEA is cheap for this) and a big rug in the dining area, maybe one or two big statemeny plants ( Homebase £20). Remember you are selling a lifestyle.

It's cluttered and unappealing plus has no floor plan.

How can it have been on the market since July, you have even changed agents and are still missing the most basic things like declutter before photos are taken and include a floor plan? You have to work at selling a house in this type of market, it doesn't just happen with no effort made.

Agree with the other posters' comments.

The children's bedroom, especially bedroom 3 looks cluttered. I would remove a lot of the things from the wall apart from the framed picture. Also, I would remove the clutter at the top of the kitchen cupboards. It is suggesting that there is not enough kitchen storage space otherwise. Could you remove the clutter under the bed in bedroom 1 or put it in storage boxes under the bed?

For the outside shots, I love the views. However, I would remove the van to show off the drive more. I am not sure what that big rectangular green thing is in the back garden photo - but I would either remove that photo or cover the green rectangle thing, or soften it but adding in some colourful potted plants.

It's quite a hard house at least for me to estimate a value on because of the lack of recent sales in that road plus the lack of competition to evaluate.

For me I think the biggest problem would be lack of second toilet in a 4 bed house ? The single toilet is also integrated in the bathroom making it additionally problematic ? But hard to tell because there is no floorplan.

Floor plan with measurements is usually the first thing I look for. Its lovely and bright, but you need a massive declutter, there’s stuff everywhere and just makes me think that the house has no storage.

It's quite a boring house, which makes it more important to dress it well for photos, and sadly it's not dressed well and the photos are a bit crap!

Does online viewing mean your ask potential buyers to do an online view before coming in person. This might put people off. I have asked a couple of family members what it means and they thought it meant you couldn't view in person at all which may be putting people off.
I would also clear some of the clutter. It's a lovely house in a lovely part of the UK.

The lack of a floor plan makes it hard to visualise the layout and makes me suspicious that there's something odd about the layout.

I would paint the blue and red walls a neutral colour. It's such a statement at the moment and might put people off.

Picture 5 shows the view, but it also gives the impression that it's your garden when I think it's your neighbour's garden. The hedge there looks like it needs a lot of work and might put people off.

Declutter like mad. Especially the kitchen. Imagine how calm and big the room would look if you lost all the papers, cards, photos and just put a big vase of roses or lilies on the table.

Get rid of the blue wall and red cushions - beige and some nice plants like a pp said

Completely declutter, even if its just while the photo is taken, our house was like tetris on photo day, and make sure the photographer is pulling their weight!

The downstairs looks much better in the video but the downstairs photos are unappealing.
Upstairs seems very cluttered.
The names on the door are outing.

Interesting! I was expecting much more clutter when I opened it, having read this!

It’s not cluttered for a house, some bits are cluttered for a selling photo!

Some photos are a bit bare and need a big plant or artwork. Others, the clutter draws the eye and needs taming. Under the bed was one for me. The one DC room. You could put the guitar in a bland room for example, to simplify the busy bedroom.

Definitely declutter the kitchen and kids bedrooms. Floorplan been mentioned by everyone.

Online viewing was the first thing that jumped out at me. I don't know what it means so might put me off.

It’s very cluttered in places but it reads like you don’t allow viewings. It’s not going to sell if you don’t.
