Northern Moor Wythenshawe?

Hi all!

Last week we found a dream house within our budget in Northern Moor, Wythenshawe but we've only lived in Manchester for around 2 months and not really know much about the area. I would really appreciate hearing your thoughts on the area and maybe some suggestions for other parts of Greater Manchester to look please? We've been looking around Sale, Urmston, Stretford.

Budget - £300k
Min 2 bedrooms, ideally 3
DH works near Trafford Centre so preferably not too far from there, maybe under 20mins drive
Ideally in catchment of good/excellent primary and secondary schools

It doesn't have a great reputation and Wythenshawe is thought of (perhaps unfairly) as "rough". Your money won't go as far in the other places you mention but Urmston / Stretford / Sale all more desirable than Northern Moor, plus closer to the Trafford Centre.

I was going to say the same thing. I would definitely have a good look at Urmston, it is a good area and if you buy now you are at the right time for the ripple effect. Start smaller then climb the ladder in a few years.

If you don't know Manchester well and don't have links there then stay clear of Wythenshawe.

Location is everything. Buy the smaller house in the good area rather than the dream house in the 'not so good' area

Also look at Flixton, Ashton Village etc. Much closer to the Trafford centre and handier for the City.

In those areas you would also be near some excellent schools, Ashton on Mersey, Flixton Girls, Urmston Grammar, and much more!

Yes if schools are / going to be important, Northern Moor (as far as I know) comes under Manchester, whereas Urmston / Sale / Stretford come under Trafford which is renonwed for some of the best schools in the country.

Urmston and Flixton primaries are really good too. I have friends at both, including the high schools above

As you can see I am a massive Urmston fan 😂

Depends where in Northern Moor.

Look at nearby primaries.
If nearest is Button Lane or Rackhouse I wouldn't.
If you are very near Sandilands that is v close to Trafford border and would give you access to secondaries there, such as Altrincham College of arts and Wellington, plus Sandilands is ok too.

I live in Manchester and wouldn't touch Wythenshawe. It's really not a nice area.

Trafford is renowned for good schools, however the school system is completely broken because of the Grammar School system. I would strongly advise you don’t choose Trafford based on schools. Choose it for other reasons but not this.

Hey, I also have the same question. There are newly built houses in the M23 0DD area. What are your thoughts about the area and the primary schools? What are your thoughts about the area and the primary schools?

Well, it's possible that those houses will improve the area, but in my mind it's pricey for the place.

Rackhouse is a nice little school that works hard, I think the catholic is St Anthony's and I don't know it at all. But it's an area with high levels of poverty, family breakdowns etc.

It's not broken, it's just a different system than non-grammar areas. The grammar schools perform well due to the exam process etc but the non-grammars also out perform comprehensives in non-grammar areas. The schools are all generally very good - you just need to go into it fully informed (it's not for everyone so bear that in mind, but its worth saying you opt into the process, no-one forces you to make your child sit the exams).

I’m hazarding a guess you have a child at a grammar? My personal experience of the non-grammar route is not a good one. Catchment school is very poor. Out of catchment for the next two closest schools as they are over-subscribed so DC is travelling to another Manchester borough to find a decent school. No real choices yet Trafford is hailed as having great schools. That maybe so but you can’t get in them.

That's what I mean about being fully informed. Certainly when the OP is asking about advice about areas to choose to move to, you have to do your research - including school options. You need to consider what options you will have for any particular house (grammar AND non-grammar even if you move expecting to get a grammar school place, knowing how over subscribed the school are) and whether you're happy with that.

I live in Northern Moor and it's absolutely fine but I wouldn't live here if that was my budget and my kids went over the border to school. Unless you are dead set on a new build there are better options. There's this one in Sale Moor:

There's two houses on King's Lane in Firswood that look fine for less money and there's usually plenty in that budget in Stretford and Withington too which are nicer and better connected. And that's without looking at 2 beds!

Didsbury is one of the nicest and most expensive parts of Manchester. No areas to avoid, just look out for ‘estate agent’ Didsbury which is actually Burnage or Withington.
East and the village centre is more family orientated and West has a younger cooler vibe

You can pretty much rule out Didsbury if you want 3 bedrooms for under £400k. This is why budget matters......
Urmston is more affordable and puts you within Trafford for the grammar schools.
