How long until you started getting viewings?

I know Im being very impatient 😂but our house went on the market on Friday. 3 bed end of terrace in a sought after area. I was expecting to maybe get a call on Friday afternoon or Saturday from the EA to book in some viewings but havent heard a peep. I know its VERY early days, but on the opening weekend I thought we may get at least one request to view! Its suddenly got me a bit worried.

I know its a slow time of year & interest rates are higher, but what is everyone else’s experiences of getting viewings in the current climate?

We had viewing booked in before it was even advertised as the agent had a list of clients they thought would be interested.

Did the EA not mention anything like that?

This was in Feb 2022 though pre all the mortgage/interest rate issues!

It depends how stunning the photos are and if demand is high for properties in the area.

In many cases it's usual for owners to do the viewings.

OP give it a couple more weekends to get a better idea of interest. And don't lose heart if it's quiet, it's not long until spring.

This time of year only serious movers are looking - so you may get less but more serious viewers .

Id also expect the EA to have people on their books though in the current market maybe less so .

As you only marketed Friday I’m not surprised rightmove hasnt got anyone through your door yet . Next weekend I’d start to wonder . Also serious buyers don’t wait to the weekend - they go as soon as they can

Mine has been on the market for 3 weeks and only 1 viewing so far.

We put ours on the market on the 17th (Wednesday), had two viewings that weekend and nothing since.

I think the market for our kind of house (three bed townhouse so not a proper family home really) is pretty dead at the moment. A FTB with a 10% deposit would be paying £2k in mortgage on our house so I can see why it's slow.

Thanks everyone for your insights. I didnt realise putting your house on the market would feel so nerve-wracking!!

Will see how we get on over the next couple of weeks. Hopefully people will have seen the advert over the weekend.

Mine went on market at the end of October. I had two viewers in November, one in December and one two weeks ago. It's very slow.
EA says there is just no first time buyers and she hasn't seen the market like this before.
Five houses down my road( Victorian terraces) for sale and nothing sold at all.

I really dont think there will be a spring bounce at all. I’m a buyer snd people said wait til Sep (crickets). Then wait til nee year (crickets), now wait til spring bounce (i predict it’ll be the same or worse). Rubbish stock of houses for high prices, interest rates not moving or going back up and renting is actually cheaper for most people esp if they can work remotely.

Mine went on the market on a Monday, at a low "priced to sell" asking and in a town where there's not a lot of similar size/price on the market because similar have been snapped up fast. Pretty immediately I had two viewings book for the Saturday, and I had high hopes I'd be inundated, but then it went quiet and I was getting worried I'd priced low for no effect. It was only on the Friday afternoon the estate agent contacted me with another 4 Saturday bookings. Round here it certainly seems Saturday is viewing day. Possibly if you only went live on the Friday you missed the sweet spot for people booking in for Saturday viewings this week and it'll be next week that is really your first week where people are aware of your property.

Mine has been on the market for just over two weeks. I've had 4 viewings, with a second viewing this coming week. I was also expecting a quick sale, priced to sell (apparently, although I'm having my doubts), and usually a very desirable street, and the house needs no work. I'm now expecting things to take a while, and to do a big price slash at some point, which I have no issue doing as long as I get to do the same on the property we want to buy.

If you priced it to sell you will get bookings for viewings immediately from prospective buyers that the agents have contact with. Give it a week at least though. Agents are often struggling to price to the market. They worry if they give you a realistic price that they will sell it at - then another agent will take the listing by persuading you it's worth more. The general strategy seems to be to make you happy, to get you to list with them, then wait for the realisation to dawn on you slowly that the price it once could have achieved it no longer will.
To be fair many agents haven't been through this kind of reset before. It's nearly 15 years since the last time it happened, and that was only a relatively minor adjustment that was quickly turned around with the BOE emergency interest rates. This time may be a bit different.

All of this! EAs are only thinking of themselves.

We priced it at £310k, with a view that people would make a lower offer (around £300k mark). Ideally, we dont want to sell it for less than £295k, as this means we wont be able to move to the new build estate we would like to move to. So fully expecting to have to reduce in a few weeks. Although I suppose by pricing it at £310k, we wont be seen by those who set their maximum budget to £300k on RightMove.

I think listing it a price you fully expect to have to reduce is not a good tactic in a falling market. I do wish you good luck though.

Update - EA called to say they had a few enquiries over the weekend. Only one actual viewing booked in though (for tomorrow). Not going to get my hopes up but its a start! 😀

It sounds like yours is overpriced sorry to say. There are buyers in the market but people are only going for houses priced right especially as rates are so high, wages aren’t going up, borrowing power is less for many.

I have been monitoring the market in Newcastle, Manchester and Birmingham in particular areas for quite a while and I can promise you houses priced right fly off the market 2 weeks tops.
The overly priced houses that eventually get reduced sell immediately.

Yours is just overpriced for the location/condition so you might want to consider dropping if you’re keen on selling soon.

We listed ours last Wednesday and so far have heard absolutely nothing 6 days later. We were really optimistic about how many people would love it ... but no luck so far! No clue on whether it's overpriced or not, there's nothing exactly similar on the market nearby, so I thought that in itself would entice people to come and take a look. :'-(

I'm going to wait until tomorrow and then ask the EAs for some feedback on how the listing itself is doing on rightmove .. how many clicks it's had, etc..

Only had two viewings in the first week. First on Tuesday, their feedback was that they didnt like that it was next to a trading estate (fair enough, although obviously cant change that). Second viewing was this afternoon. Not had feedback yet but can’t imagine she will make an offer as I get the impression shes been on their books for a while viewing loads of houses but we will see.

No more viewings booked in or any other interest. Feeling a bit deflated about it all already! We’ve seen a new build we like whilst looking to see what we could get for our money but thats looking increasingly out of reach now. Quite disappointed!

I have to agree with this too. It's a tough time for sellers.
