How could this be marketed better?

The house in question is in a lovely area of Cromer, has had a lot of work done to it over the past few years but is no longer suitable for the current owners due to mobility problems. It would need decorating but no structural work.
The house has sea views from upstairs and down, off road parking, garage, easy to maintain gardens,four bedrooms, big kitchen, utility, bathroom and two shower rooms, double front /rear room. It's ideally located one road back from the main coast road and the coast is in minutes walking distance (cross the road, along the avenue, cross the road and you're there).
It is waking distance to shops, train station, cafés, library, schools (nursery, primary and secondary).
I just don't think the listing or the images catch the real value of the house as either a primary or second home.
Anyone any ideas for how to better market the property? Thank you.

Did you mean to include a link? It sounds like a lovely house but it's hard to know how it could be better marketed without knowing how it's being marketed now.

It’s far too full of stuff, sorry. There’s a random freezer in the dining room, and piles and piles of stuff in the bedroom. Any potential viewers can’t see the wood for the trees here.

Can you help declutter?

I think you need to include a photo of the view and maybe even the beach too. Also some major decluttering is needed, the 'stuff' hides the house.

Incredibly cluttered and also because it is decorated in "old person" style as a buyer I would be worried it hadn't had anything done for years.

You need a photo of the view, a photo of the beach. An aerial photo would be amazing showing the location in relation to the sea front and a serious de-clutter!

All of the above, but plus it needs to be on Rightmove, not so much on On The Market.
Rightmove is everyone's default property website.

Thank you. I thought it would be down to the sheer amounts of stuff but appreciate the honest opinions. The random things are a direct result of a sudden and severe stroke leading to long term problems, combined with not being allowed to help move anything.

The listing says has recently gone undergone some refurbishment.

I'd list out what has been done so it is clear what if anything needs doing.

The clutter and mess doesn't help, you cant see the space in the rooms and it makes it look like there is no storage in the house. Could anything be moved to storage while they sell?

If the views are a selling point, I would want a photo of them.

Having 'ask agent' makes me assume the rates are bad

I don't know the area but its a lot of money for what looks like a cramped house, the photos make it look like an adult would bang their head on the ceiling in the attic rooms

Take away all the nick back other then a picture or two per wall. If you can remove all furniture other then minimal room appropriate pieces (dining table and chairs in dining room, desk in office sofas in living room). All the walls are covered in dressers and mismatched pictures. The floor rugs are fine but ensure they are straight and centered to the spaces.

It is clearly a well loved and well looked after house, with some great sized rooms and a very flexible layout, but some people just won't see past the amount of stuff and this will be a problem.

I'm no minimalist but seriously that needs to be emptied and the photos retaken.
I would also get a photo of the view and of the beach in there.

I’m so sorry to hear of their difficulties.

It looks a mess tbh. I’d assume that it’s a bit of a doer-upper.

The blurb is fine though.

It needs to be on Rightmove if it isn’t already - if the agent won’t use Rightmove, honestly, remove it from the market and find an agent who will.

A sea view photo is also needed when new photos minus the clutter are taken.

If the owner won’t listen to you when it comes to the clutter, will they listen to the agent?

  1. Get it on Rightmove. I don’t look anywhere else and a lot of people are the same.
  2. 90% of the visible stuff needs to go - bin, charity shop, eBay or offsite storage depending on value / attachment.
  3. New pictures without the overwhelming clutter and (if the location is a major selling point) to include pictures of the local area (but not too many - don’t make it look like you are trying to hide something wrong with the house).

Too cluttered and needs a positional drone photo to show the sea views. Th bathrooms feel small from the video walk round - which for that size house might deter some.

Also, as a PP says, get rid of the ‘ask agent’ for basic things like tenure / council tax rate.

The owners must know those things and if they don’t, the land registry and council will! I would assume it’s a leasehold house with astronomical council tax or why would something so basic be hidden.

If it is a leasehold house, get that sorted sharpish (i.e. buy the freehold).

And I’ve just realised the council tax band is included at the end. Not putting it at the top is just lazy on the part of the agent in that case.

Im very good at seeing beyond the decor and possessions etc, but this is a well packed house, and as other have said, many people can’t see beyond the clutter unfortunately, and it’s a cracking house underneath it!

Waaaay to much stuff. I think there's even a chair on top of a cupboard in one pic?

Get all the photos and paintings off the walls, put away all the knick knacks. Put in storage if need be. It makes the house look really cluttered.

I actually don’t think there is much even a brilliant photographer can do with that much clutter. It’s not a matter of moving a few ornaments out of each shot, is it!

I think it might be a lovely house under all the mess but I would be worried about actual structural issues being hidden since often hoarders (and it looks like the owners may have reached that stage) do nothing about leaks / rot etc. because they are so overwhelmed.

It's far too cluttered. I can see beyond disrepair or dated decor but struggle to visualise living in a very cluttered house.

One more thing, on Rightmove, that property would be described as a ‘dormer bungalow’ and come up on bungalow search results.

Most families looking for a 4 bed house aren’t going to want children on a different floor to the parents (though some with older children might be OK with it) - you need to aim at the bungalow market too.

Oh dear, way too much personal stuff. It would give me the ick straight away if I was looking to buy in that area (sorry).

You need to depersonalise it and get rid of the teddies, mobility aids etc. Make it a blank canvas as much as possible, at the moment it just looks depressingly what it is - an old person's house who can no longer cope with it.

And it needs to be listed on Rightmove if it isn't already.
