How could this be marketed better?

The house in question is in a lovely area of Cromer, has had a lot of work done to it over the past few years but is no longer suitable for the current owners due to mobility problems. It would need decorating but no structural work.
The house has sea views from upstairs and down, off road parking, garage, easy to maintain gardens,four bedrooms, big kitchen, utility, bathroom and two shower rooms, double front /rear room. It's ideally located one road back from the main coast road and the coast is in minutes walking distance (cross the road, along the avenue, cross the road and you're there).
It is waking distance to shops, train station, cafés, library, schools (nursery, primary and secondary).
I just don't think the listing or the images catch the real value of the house as either a primary or second home.
Anyone any ideas for how to better market the property? Thank you.

Yes the “ask agent” is irritating. It looks as if they’re hiding something, can’t be bothered to check, or are seeking to collect potential buyers’ contact data by forcing them to ring/email to ask. Just ascertain and give the info, with the usual disclaimer ffs!

The more I think about it, the more I think that the agent has done the vendor a disservice. They should have advised the vendor - gently of course - to tidy up or to arrange for someone to tidy up. And one or two sea view photos should have been taken.

They probably thought that an older person’s home by the sea would be very easy to sell and that an elderly vendor wouldn’t be likely to fuss, so made a half-arsed job of it. I’m actually a bit annoyed and it’s none of my business whatsoever!

So sorry to hear there are health difficulties. It will make getting ready for sale hard I know.

Can I just ask about P19? I can see a roof with lots of sky lights, is the house next to industrial units? That may put people off if so.

Sorry about the health problems your relative faced, but you must realise without anyone needing to point out that the listing would be 1000x better without all the stuff in the house. Could you hire a storage unit if you can't get rid of all the stuff, and definitely remove the hospital bed - that would instantly make a buyer feel poignant and perhaps feel like the house would have a sad kind of vibe and over-look the good points of the house.

Edited to add: the tenure not being clear would definitely put off potential buyers too - does the agent really not have that info?

The thing with this listing is that the amount of junk in the house is inevitably going to put off 90% of buyers unless the house is priced a lot lower than comparable properties (yes, even though there may be nothing wrong with the house itself and the owners are offering vacant possession).

I’d be worried about showing up on moving day to find half the junk still there (I once bought an ex rental flat where the previous owner tried to do that - my solicitor told him we’d send the bill for the skip and house clearance team and he backed down). Then I’d be worried about damage hidden under / behind items. I’m pretty sure there’s at least one really badly frayed carpet in one of the pictures but I can’t be certain due to furniture piled on top.

Too cluttered , it also looks untidy . Having the random freezer in the dumping room just looks like you lack space in the kitchen . The tiny table in the kitchen makes the kitchen look smaller than it likely is . Nobody wants to see commodes in estate agent photos , and the same goes for the shower chair it just gives the wrong impression .

The agent’s note has both the council tax band and the freehold status in it so there’s no excuse for those clumsy looking ‘ask agent’ entries at all.

Good luck, OP. I suspect getting going on a clear out now rather than later is the way ahead. I’d also specify what maintenance has been done if it’s big ticket items like boilers and electrical.
