Where in London can you still get a decent 3 bed house under 900k? Nice areas only please!

Literally so many places....! Do you need to be near transport links...do you have kids...do you need to be near schools

Penge/Beckenham area - around Penge East, Clock House, Kent House and New Beckenham.
Trains go to Victoria, London Bridge, Waterloo East and Charing X in approx 20-30min. Penge West and Sydenham are also nearby for the London Overground.

Beckenham High St and Penge High St have different vibes but something for everyone.
Beckenham Spa
Odeon Cinema
Parks galore, including Kelsey Park, Beckenham Place Park and Crystal Palace Park

Lots of young families

We're in Eltham (north end of it, bordering Kidbrooke) and have a 4 bed semi (loft conversion) that we got for 680 two years ago. Great primaries. Decent secondaries but also in catchment for Bexley grammars. Trains to London bridge and victoria take 30/35 mins.

London needs to be defined here. Greater London has been mentioned but I haven't seen anywhere that I would regard as London yet. London suburbs perhaps. 45 minutes into a main London Station is not London living imo, it's commuterville/dormitory town living.

Leyton, Leytonstone, Wanstead, Forest Gate. Wanstead is the priciest of those but I've noticed a few places on for around £900k which is a drop compared to the last few years.

Another one for Beckenham, West Wickham, Hayes. Hayes is 35 mins to London Bridge and has an outstanding mixed secondary school. West Wickham has the single sec Langley schools. Catchments are tight so do be careful, from what I know every body is happy with the local primaries.

Bromley too. 5 mins from station and shops. And start of line so also get a seat. On bus route to Bromley South which gets you into Victoria in 18mins.

North-east has some nice areas and lovely properties and less than 30mins into central on either tube or overground: Woodford, North Chingford, Highams Park, Wanstead, Walthamstow (if you want a busier vibe). You could get a nice house under a million.

Lots of green space with Epping Forest but also good transport and lots of nice areas with restaurants and cafes etc. Good primaries throughout, secondaries generally decent but you’ll have to go area by area (and some good but competitive grammars as well as private options if you’re that way inclined).

Lots on Rightmove for SE4 (Brockley/Crofton Park). Transport links are excellent. You can be at London Bridge in about 12 minutes from Brockley station (two stops) and there's also the Overground, connecting to the Jubilee and Elizabeth lines. Other options are the DLR from Lewisham and the lines from Crofton Park to Blackfriars or St Johns/Ladywell/Lewisham to London Bridge, Cannon Street and Charing Cross. Close enough in for buses to be a back up option if there's a problem with trains.

Schools are pretty good as far as I know. Lots of green space.

@TempleOfBloom the OP's thread was titled London, under £900k and the op said specifically "where in London". What they actually want are suggestions for places within a 45 minute commute of London for £900k. Two entirely different things.

Loads in east Greenwich close to Maze Hill station - 10 mins to LB. Greenwich Park a few minutes walk away as is the river. Very good primary schools and plenty of buses to North Greenwich tube. Walkable / cyclable through the foot tunnel to Canary Wharf.

Could you define London then, @RosesAndHellebores? My own working definition would be anywhere in a London borough or with a London postcode. Hardly anybody can afford to live in Zone 1, after all.

I know London is expensive but 900k for a three bed is easily done in most parts...you certainly don't need to look for specifically cheap places. Ok you won't get a place in Mayfair or Chelsea...but anywhere in zone 3 outwards will be doable.

Not much in London proper, you will have to venture out in zone 3+.

I think you could go out to zone 3/4 and still only have a train journey of 15 to 25 minutes in but you'd need to factor the journey to and from home to a station and waiting for tubes/trains. SE London you'll get more for your budget.

Yeah I thought the same.

Pretty much anywhere in zones 3-5 is doable. Obviously taking out the very expensive suburbs like Richmond or Hampstead

If being central is important, Rotherhithe/Surrey Quays type area is worth a look but I'm not sure about the schools in that area
