I am so impatient but we offered in theory on another house and they have other viewers end of this week. I can't stand the tension.

How quick are offers generally given after viewing?

It varies. I must admit I tend to be impatient and offer quickly to try to get the deal done. But some people take longer and we've definitely had people offer on our properties several days/weeks after the viewing.

6 viewings is really good. It's time to ask the EA for feedback on what the viewers said, if they haven't already given it to you.

I would have thought if people are really keen they would offer within a couple of days, or at least they would inform the EA that they were in the process of making a formal offer and were interested, as EAs normally contact viewers for feedback on a 2-3 day timescale IME. The fact that you have has 6 viewings and not one (so far) has expressed serious interest tells you something.

You should contact your EA and ask what sort of feedback they have had.

I think it’s just the market, I have two friends that tried to sell recently (different areas of England) both got to second viewing stage, but no offers. They are going to try again in the Spring.

Properties around us, usually sell really quickly, but there are quite a few on the market, that seem to have stuck, some have reduced but still not sold.

Have any of the potential buyers told the agent that they would like another viewing/ are considering making an offer or have they definitely ruled you home out?
Six viewings in the first week is a decent number. Most markets are falling currently and a lot of sellers/ agents are over pricing property and then reducing. Buyers are far more cautious and affordability is v constrained. If you have had a number of viewings, that is a positive sign and you probably need to give it a bit more time.

We tried to sell in 2022 and were on the market for about three months with about eight viewings and one strange offer (£40k under asking and the buyer ghosted the agent without even hearing that we'd said no!)

We're on the market again now (literally went on today) and we have two viewings booked but I expect at least a similar wait for offers. Our property is a FTB house but in an expensive area so the market is niche.

i don't think there was much feedback from buyers with regard to second viewings etc, i know myself I have been vague when giving feedback which i now appreciate is frustrating!

I really don't want to lose the house we like but I suppose that is what happens when you look before you can seriously offer. :(

I think the fact you have had 6 viewings in what I believe is a pretty slow market indicates that you have probably got it fairly well priced.

I'm surprised though with 6 viewings you haven't had one offer, even if it would be from an investor priced somewhere below what you are willing to accept.

At the end of the day you've just got to keep close to the agent and take their advice.

We accepted an offer within hours of first viewing at 90% of asking price. we needed to sell and they were keen. Negotiated up from 80%. This was last week. No other viewings booked. We changed estate agents after only 4 viewings. Been on since August!!

Now hoping that others are keen to sell where we want to move to.

Are all viewers proceedable? We've had 8 viewings in 4 weeks (including Xmas weekend) but only two of those were proceedable.

I think the market lacks the urgency of a couple of years ago and potential buyers feel they have more time to consider their options. My brother is looking to buy and he’s viewed quite a few properties and is keen on a couple bit thinks he’s got time to think carefully and weigh up pros and cons before offering. Total change to when DH and I bought in 2020 and you were lucky to even get a viewing on a property!

@Nitgel since August we had 4 viewings with another estate agent. Then we switched just before Christmas. First viewer with new estate agent made offer which we accepted. They didn't know how desperate we were!! Going to have to do the same in the new area we're moving to - start at around 80-85% of asking. Everyone needs to be lowering prices right now as not much shifting.

We bought last year. First viewing on a Tuesday, second the following Saturday and offered on the Monday. The market is quieter now than it was then so think people might take longer.

@Nitgel a pp made a good point, as you are looking for a quick sale, it may be worth saying to the EA, you will only accept viewings from proceedable buyers. We sold in 2021, it was a very different market then, we were downsizing, I soon got fed up of getting the house viewing ready, if the viewers were not proceedable.

A family member put a flat up for sale beginning December 2022. Probably around 8 viewings in total. Suddenly on December 23, 2023 they had 2 x offers at exactly the same price. We worked out that one of viewings had been at the very start of going on the market, so offer was approx 3+ weeks later. No 2nd viewings.

i just dont' get why we had so many viewers last weekend and this weekend one. I guess i need to be patient but it's a shame as the house we liked will probably go today (they were holding on to see if we had an offer).

Then if we get an offer we have to hunt around for another suitable house. it's stressy and I've only just started.

Viewings first weekend will be people already on EAs books looking for something. after that it will mainly be new customers.

We were on the market 8 weeks without a viewing (granted it was pre Xmas). Then two viewings and two offers within days.

As for what is on the market though - not a lot. It's all the same things that have been around for ages with a tiny reduction.

Now everyone looking has seen yours come to rightmove and viewed it it's met their criteria. Now you are waiting for new people to start searching.

it's because we have had so many viewings though and the price is low, other houses with the same price are probate old houses. I can't understand it.

Maybe ask the EA if they will chase up to see if anyone wants a second viewing? I'd also maybe suggest that you'd like proceedable viewings only so you don't get your hopes up?

Do you think there's anything about your house that looks different in reality to the pictures, or are the pictures hiding something? If people are turning up and the house feels way smaller (for example) then that may put them off? Or something you wouldn't see in pictures like it's really cold or noisy?
