Argh @hopingforthemillion how blimmin annoying!!! Must of been flakey first time buyers that you don’t want anyway.

hope everyone has made some progress today/this week.

we are not much further forward and our seller keeps threatening to remarket. It’s getting on my nerves a bit as there is physically nothing more I can do! These conveyancers just move at a snails pace!

Not really sure what to do. It needs some work doing but it would be a proper forever home. Argh I’ve had enough already 🤣

@IronNeonClasp oh no! Wish I could offer some valuable advice on how to proceed but I'm useless! We were lucky that no one else was offering when we were but we definitely didn't haggle as well as we should have done - the one we've bought now we offered under the asking price (after it was reduced) and they instantly said no so we panicked and just offered the asking price 🤣 in my opinion if its the dream house and you can afford higher then go for it, but hopefully someone with more knowledge/sense than me will be along to give you some sensible advice!

@startingoveragainagain hope that means you will sell soon. We ended up accepting an offer 70k under the initial valuation but it meant we could proceed with our forever home which we got a bit of a discount on in the end too (tho I'm still waiting for someone to come and gazump us)

Hi @Turniptracker do you how far along the probate is? It can take a while to sort out if they’ve just started the process. Worth asking the EA what stage it’s at so you can get an idea of timings.
@IronNeonClasp the offer stage can be a bit of a game. Depends how low your first offer was ? but also crucially what position you’re in. If you can offer a short chain or no mortgage for example you can bargain a lot harder.
sometimes it’s worth calling the EA and gushing about how much you love the house and you really want it etc but you can only go up to £xxxx. A lot of vendors want to hear about the buyer’s commitment, not just the cash.

Our buyer pulled out yesterday. Too many issues from the survey that require urgent attention. Did not share what they are. Not sure now whether to invest some money in improving the house (new boiler etc) or trying to sell again as is.

@Turniptracker We will now have dropped 200k from the initial price. I hope so too, we want to divorce and my husband is in ill health - so it needs to go. I'm just hoping I can afford somewhere to live at the end of it all.

That sucks- sorry! I would ask them if you can see the survey. They don’t have to share it of course but it may be useful info for you if they do and lets you know what the deal breakers are.

Accchhh sorry to hear that @languagebridget How long ago did you accept their offer?
When it happened to us the EA's POV was that if someone has already offered on the house once there will be other interested buyers along soon. Here's hoping for you.
You can offer to buy their survey if you want to find out the issues, often for less than the buyer paid for it. Ask your solicitor or EA?
Just a thought -- it could help you cost up if it's worth doing the work on the house or selling as it is.

@startingoveragainagain Crikey that IS a massive drop! :( It's heartbreaking. And no doubt does change your future plans.

@Turniptracker we got full asking price with our first offer back in June, but dropped £50k to get our second buyer. That £50k drop affected our onward purchase so we've had to look at cheaper houses. Bit gutted but glad we at least have a buyer (... so far. And if we can bloomin well keep them with everything taking so LONNNNNG.)

We have the luxury! of already completing our next home 10 days ago which I have started moving into, with the move of us and the rest of stuff in a few weeks. Once we have moved I think we will spend several weeks sorting out the old house before marketing again with an estate agent.
There are still signs of historical leaks that have been fixed but ceiling needs painting etc. Sort out sagging guttering, clearing the garden etc. We may get a survey just to see what issues are a priority. I am not sure though how much of this we will recoup with the sale, but it might make selling it easier! and mentally I just want it sorted so I can move on with the issues with the new property!

Hi everyone, we’ve made some progress this week, had an update on the chain and everyone seems to be booking surveys, getting search results, mortgage offers etc. We’ve had some news on our probate purchase which has unsettled us a little, it sure if we’re worrying unnecessarily!

We are buying a 1960s detached which had a two storey side extension in the 1980s. It’s a strange extension as it’s a double garage with a large utility downstairs and a workshop above which has been split into two rooms. There is access upstairs through one of the bedrooms into the extension plus there’s a strange spiral staircase from one of the rooms back down to the utility. Anyway, even though there was planning, there isn’t sign off from building control for the works. We intend to reconfigure the upstairs to properly integrate upstairs and create new bedrooms/en-suite and lose the spiral staircase. Does anyone have experience of this, would the whole of the extension have to meet current building regs or just the work that we’re doing such as new stud walls, electrics etc? Do you think we should ask for a building control certificate before exchanging?

We still love the house but we are already anticipating spending a lot of money on it and the list seems to keep growing!

We received the searches yesterday on our purchase and the enquiries raised by our solicitor on our purchase do it feels like things are moving! We're going to get the contract pack reviewed and signed this weekend.

Still shitting myself not gonna lie!

Just had email from our estate agents, there was a missing link in the chain we weren’t aware of so number of properties in chain is now 8! I need some encouraging stories of chains like this or bigger completing!

Oh this was a thing we came up against buying ours. An extension and loft conversion didn't have the building control cert available not that weird I guess after 30/40 years 🤷🏻‍♀️ we got an indemnity. You won't be able to get building control to sign it off unless it meets current standards which it probably won't becuase they've changed over the years. Doesn't mean there's anything inherently wrong with it

@onthefence23 Thanks for this, interesting to know. Just don’t want to take on something we come to regret or cause problems when we come to sell. Sounds like not that unusual then.

It might be worth contacting the buyers surveyor if uou can as they sometimes allow you to purchase their survey for the failed buyers (at a discounted amount)

I am still waiting for my buyers to decide whether they actually want to buy mine or not. This is 2.5 months post survey. I don't know if it is because they are naive FTBs who have fixated on a non-issue or if they are intending to use this to reduce their offer. I thought they would have been back to me with a reduced offer by now, so who knows...

Sorry to hear others are having such a rough time, the process of buying a house is so so painful. Just wanted to join the vent, been waiting 3 months for our vendors to find an onwards purchase after theirs feel apart in November (feels like a life time), not sure they will ever find one at this rate. Makes me so annoyed every day, can’t face starting the process again as this is our 4th attempt now at buying. Every time I think this is the one and it falls apart…

Just had an offer accepted today! First time buyers and the sellers have no upper chain. I hope things move quickly and the survey doesn’t show anything too scary
