What happens if I can't empty house by completion day?

What happens if there are still things in the house when the new owner arrives? Going as fast as I can but unlikely to be done by tomorrow...

When we moved last time we agreed a completion date, everyone in the chain set about arranging things around and after the point of no return our vendors changed their minds and to avoid the chain collapsing we made ourselves homeless and stayed with family in the next town. Put all our stuff in storage.

When our Friday completion day finally arrived our vendors were nowhere near packed. It took them to the Sunday to finally move out. They then refused to give us their forwarding address and sent us a message from their solicitors to not contact them. We could have sued for all the extra costs which ran to several thousands for extra storage, kennelling, and additional trips by our removal firm. We were so knackered by it all we just decided to let it go.

About to move again and this time I’m factoring in incompetent vendors to avoid the stress of the last time.

Why are you on MN and not packing?
Is there a good reason why you haven't been able to? If so, speak to your solicitor and explain.

When I sold my last house, I moved out a week before completion. The removal company had turned up with a slightly too small van and I had to decide what to leave and arranged a council pickup. Very stressful.

I am not sure what the kerfuffle is -she doesnt need to be out tilll lunchtime tomorrow. Normally the removal team turn up in the morning fill the vans up and drive off around lunchtime to the new property.

I suppose it's sort of OP's fault for very much implying this was about her in the OP, but still...the Read All function is pretty easy to use, and do people not think that after this many pages, she might have said something else??

This happens in multiple threads then you get a mouthful of abuse for suggesting someone might want to read the thread before commenting. It’s happened to me twice recently.

The previous owners of our first house did this - we exchanged at noon.

By 1:30 we went off for lunch as they still had half the house to pack and we needed a distraction.
At 3:30 she was in tears as his dad had accidentally left the keys somewhere in the hire van and continued to load it.
They eventually left at 4:30 with a huge pile of rubbish on the drive and the garage full of stuff they came back for the following week.
Our brand new neighbours felt so sorry for us they offered to do two runs to the tip in their estate car.
We later discovered all the junk in the loft.

I hope karma bites the OP's sister in the ass at some point.

Numerous runs with the car to storage and dump. Finally collapsed at neighbours in tears at 11pm after exchanging at 12 noon, found yet more stuff in the front garden at 12 noon the next day. Some house removals just go pear-shaped.

The dump stuff should have been done before moving day! At the very least; taken with you and dumped on your time, not your buyers.

Reading this thread has given me the frights about what could have been!!!
First house purchase, the folks we were buying from were out the day before completion. They left us a bunch of flowers in the sink and a new home card.
Second house purchase was a new build. I'd split up with not-so-DH so in rented while house literally built! Completion delayed from Thursday, then Friday, eventually Monday at 4.45pm because solicitors and bank messed up the dates. Thank God I wasn't sat outside on the Thursday with a removal van and it was a new build and no chain! I eventually got fully moved on the following Saturday.
