No idea of the local market but that's a big house in NW10, big garden, and an open aspect at the front.

So probably a reasonable price!

If that's the one I'm looking at, despite being described as a terraced house, the floor plan shows it to only be a flat.

Seems overpriced in the current market for the state it is in. It has good bones but needs ££££ spending on it...I think someone is flying a kite!

It seems ridiculous to me. But I have increasingly noticed that a lot of sellers seem to be pricing run down properties at not that dissimilar levels to their done-up equivalent, which is bizarre - I don’t know if the lack of decent properties around is now leading to a premium being put on “potential”.

No way I’d buy it if I had a million quid though!

If you look on street view the one next door has a garage extension and the loft extension. London councils tend to go by precedent so it’s likely that house would get permission for same.

I wonder if you get the skip thrown in for free. Bet the neighbours are praying someone moves in. I would worry about its structure when it's so neglected!

The estate agent blurb mentions the possibility of extending, so unlikely as it looks, the price for what could become a large 5/6 bedroomed house in that part of London is probably not far off.

A better comparator is number 37 which sold for a similar price, needed less work but is slightly smaller. An EA told me that for houses like this, square footage counts for more than condition- most buyers will be intending to refurb anyway.

If it costs you a £1m to buy and £250k to extend and refurbish, you might get £1.4 million for it when it's all done to high spec. The view over the park is nice but it looks quite a big road.

I'm not sure my extension budget is quite enough, but a builder would certainly be interested if he could get stuff done at "mates rates"

For an extra £100k up the road you could have this instead. OK, so it's mid terrace rather than semi.

Fully refurbed and extended 5 bed here for £1.4m or a 4 bed semi in good condition just around the corner for £995k

I'd say they're massively chancing their arm on £1m for that!

Im not surprised at the price the 2 bed council maisonette we lived in in the 70s in New Addington surrey theres one for sale now leasehold at £250k and the three bed mid terrace we sold back in 1987 is now in the £350k bracket and addington is way out of London

Looks like they have already reduced the price by 15k, but if you look at historical prices for similar in the area they are flying a very big kite, VERY overpriced IMO.
