Aww I always feel a twinge of sadness when I see these type of houses that are likely to be probate sales or to free up some money for a care home situation. Someone once chose the wallpaper, paint colours and furniture, and now they are gone but these things remain. I bet it was a beautiful house in its heyday but for whatever reason the owners let it fall into such a state as they were no longer able to look after it.

Having said that, I doubt they will get £1m for it - there are far nicer houses in the area that don't need so much work!

That place doesn't look like the much loved home of a recently deceased owner who could no longer maintain.
In that area more likely it was used as an HMO for a couple of decades before the area moved upmarket. Sinks and bits of cooking equipment in bedrooms and the shockingly bad state of both house and garden would fit badly run HMO. Its not so very long since that area of Brent was poor and run down - the gentrification is relatively recent.

Agreed but 150 sq ft smaller with the loft already done. So the house in the OP could go to 2000 sq ft with that.

Dd is a letting agent in london and oh my god the mould in some of these flats, absolutely coating the walls and ceilings and still 2k for a 2 bed (depending on area obviously)

I'm sure! Even as a penniless trainee surveyor looking for London rental flats when I stated my first job back in the day, I was staggered at landlord's greed.

I currently work PT in a land agent/property developer's office scouting for plots/sites, but I think this is overpriced for the state it is in/interest rates/developer's attitude to risk....we've had several deals fall out of bed/ be renegotiated recently due to diminished (easy) access to development finance.

For an extra £100k up the road you could have this instead. OK, so it's mid terrace rather than semi.

Fully refurbed and extended 5 bed here for £1.4m or a 4 bed semi in good condition just around the corner for £995k

I think those two properties are actually as hideous. If I was moving (and we'd have a £1.8M budget) I'd go for the first one in the OP.

The two in your post have been renovated with absolutely dreadful taste, but you're paying a premium for the work they've already done.

The first house is right on a green area with loads of scope to put your own stamp on it. It's a no-brainer for me.

Yes, but you wouldn`t buy it though? With the end of cheap debt this is a 600k house now.

It’s not 600 grand house lol. Maybe 900 at a push. But you’re dreaming if you think it’s 600. It’s either wishful thinking or lack of knowledge of the property market.
