Offered on a house last night. So anxious!

Hi, we offered on a house last night. The house was up for £280k and we have offered £271k. Weird number but my husband and I disagreed on what to offer so we met in the middle 🤣

Anyway, I emailed last night and I haven't heard back yet and I'm sooooooo anxious. Is it normal to not hear back just yet? Should I call?
The estate agent has been responsive over email before.

Argghhh it's awful

Yes, it's such a tense time! Hang in there. They'll probably take a little while to think it over.

I've bought two properties in my life and the takeaway is: even if one you love gets away, there's always another one that comes along eventually ... so don't panic!

Keep yourself busy.... I also was worried about being rude with low offers but go lower, because inevitably they come back with higher.

You offered on a Sunday night.
The estate agent have been open less than 4 hours today. They need to process all the phone calls and messages they have recieved over the weekend. Contact all vendors with offers. Contact anyone else who viewed the house you have offered on to make sure all possible offers are in.
It is also extremely likely that the vendors will want to discuss the offer - and might not be able to until tonight.

I know you want an answer, but you are just going to have to take a deep breath and wait. If no response by this point on Wednesday, I'd chase.

That sounds like a good offer. And a weird number is great — it looks as if you’ve really thought about it.

It’ll be a while before you hear back — the EA has to inform the vendors, who have to think about it etc. Try to focus on something else in the meantime!

I'm going to go against the grain and say you should call the EA to follow up and make sure they received the email. Did you send it to a particular person? What if they're not in today?

They have no reason to be offended. You made a reasonable offer. Either the EA couldn’t get through to them this morning or they are considering how to respond.
Hope you get a phone call from the EA soon but if not, I would have to phone them before 5 to check they got the email/passed it on. Good Luck and please let us know

Thanks everyone!
I just called to confirm they got my email - they did, and passed the offer on to the vendor this morning.
From what I can gather, it's an amicable divorce (the lady said they now live apart but are still friendly for their child). I guess they have to talk it through and will probably come back with a counter offer.

Just find something to distract yourself, they’ll probably talk about it tonight. Do you know if they’ve got multiple offers?

I believe it's only us.
We are cash buyers (as in, the money is sat in an account now, ready to go) with nothing to sell

You are good buyers in that case.

It's possible they will accept your offer as it is. But probably more likely they will try to see if you can go any higher. Don't rush to go up to your maximum, just go up 1k or 2k at first unless the EA indicates that they won't take it off the market until they get the asking price.

Update!

They turned down our offer of £271k and said they want asking price 🙄 (£280k).
We have said we will meet them in the middle and have offered £275k.

We've insinuated that would be our final offer. As I said, we are cash buyers, no chain at all..

We are the only people offering. The house does need some work and the garden is totally impractical for most people to manage (it's on a massive slope) but my husband is a landscape gardener.

£275k seems like a perfectly reasonable and fair offer on a property asking £280k. Especially in a falling market.

They've rejected £275k too. Said they want £279k. They've got some more viewings and thinks she can achieve more.
We are going to sit tight.

If they don’t get any higher offers than 275k they will come back to you.

Even if they got a higher offer the EA should still come back to you to see if you could beat that offer. So it’s just a waiting game now.

I would have snapped your hand off at £271k as a cash buyer!. I wonder if their 'amicable divorce' is not so amicable afterall.

They’re crazy unless you’re in a weirdly hot pocket of the market. Chains are collapsing everywhere so a chain with a cash buyer is always a massive bonus.

OOI, would you look to level the garden? We are currently negotiating on a house with a sloped garden. I’d like to level the bit nearest the house. Dh thinks too difficult/ expensive.

How long has it been for sale? If it's quite newly on the market that might explain their attitude. But they are being greedy and a bit foolish to turn down cash buyers who have offered close to asking, on a house that needs work.

Of course we don't know what the market is like in your local area, but nationally prices are sliding downwards. It depends how much you want this house I suppose, but it doesn't really sound perfect. Are you still booking viewings on other houses? You could just leave your improved offer on the table and carry on looking? Or would you kick yourselves if somebody else outbids you ? Only you know

It's been on the market for about 6 weeks.
We haven't heard anything back yet but in the mean time have found another house with real potential that we might possibly like more!

Re the sloped garden. It's a rela expense. If my husband wasn't a landscaper he said it'd be about £15k to sort
