Offered on a house last night. So anxious!

Hi, we offered on a house last night. The house was up for £280k and we have offered £271k. Weird number but my husband and I disagreed on what to offer so we met in the middle 🤣

Anyway, I emailed last night and I haven't heard back yet and I'm sooooooo anxious. Is it normal to not hear back just yet? Should I call?
The estate agent has been responsive over email before.

Argghhh it's awful

Oh it's hard this game isn't it!

We had offers rejected similar to yours and I was gutted as we just couldn't offer the asking price. I felt so sad for a week. But then something else came up and it's soooo much better, we got it for the same price we offered and I'm much happier now.

As mentioned above- what's meant for you won't pass you by.

Hope you make good progress with the new property!

They’re nuts!

If I got a £271k cash offer I’d be snatching money, hand and everything! Especially after 6 weeks on the market.

ugh greedy sellers. no one should be offering asking price in today's market.
and cash buyers are king right now.

Hi all
I just wanted to update.
So our offer of £275k was turned down on the £280k house.
We went and viewed another one yesterday that we love. It's a little cottage that has been totally renovated. Even has a good epc. Really quirky. It was up for £260k and this morning we offered £245k (cash) and it was accepted 😊

Anyway, ironically I literally just took a call from the estate agent of the other house who said she now wanted to accept our offer.... well, bit late now! We prefer the other house!!! She played a very silly game

Congratulations!
The sellers of the initial house were stupid to be so greedy as to turn to a v close to asking price offer from cash buyers down in a falling market.
I've heard a few stories like yours where sellers later regretted turning decent offers down.
Hope you are v happy with your new (potential) purchase.

i think they made a stupid mistake that they'll come to regret, but I do feel a bit sorry for her, I bet it was her STBXH who said no to your offer!

How long has it been on the market? It is the middle of October, realistically not many people are going to want to move over Christmas/New Year which is probably the earliest ( with a good following wind) they are likely to end up completing if the mythical offers they are expecting ever materialise and people have another property ready to sell with everything buyers to sell. More likely they are looking at the end of Jan if they end up in a chain. I would drop the estate agent a line, say as cash buyers you were hoping to complete as soon as searches were done but that you have made your best offer.

To put on at a price and then say they will only accept a £1000 drop is a tad naive, most sellers factor in a bit of leeway in their pricing.

Similar happened to us - first house we offered on didn't accept our slightly lower offer and we ultimately found another (better) house. A week before completion the first house got in touch saying they'd now accept. Too late!

The trouble with buying a property from a divorcing couple is that understandably, they want the very maximum they can achieve as they’re trying to get two new homes out of their joint house. The house I have been happily inhabiting for the last twenty years was sold as a result of divorce and I can still remember the nightmare that resulted from their infighting. I’m so glad I hung on but I was close to walking a couple of times. I’d never buy from a divorcing couple again. There’s too much potential for drama. Anyway, congrats. Hope you’re very happy in your new home.
