a house we previously discounted we are reconsidering due to a reduction, but we are not sure how we can reconfigure the layout of the downstairs. Floor plan below, any ideas?

I would knock through from kitchen into the office and make that a big kitchen diner. Then make the dining room the office/another reception room.

Although saying that I think you need to put a downstairs loo in there somewhere so depending on size, cut the dining room in half and have a WC and a small study.

Has the dining room got a window?? Do you need a study downstairs?

I’d do big kitchen diner across the back, dining room half utility room half WC. Front reception room would be a study in the day and an extra reception room at night. Or a playroom if kids are small, with a garden office instead.

So the dining room has no window? Definitely make the office into the dining room, if it's big enough, or knock through to make a kitchen diner.

Why are there three doors in the middle? Why have the bottom one that's between the hall and the other two doors?

Knock through into the office from the kitchen. Use the dining room or second reception as an office if you need one.

That way you would have double doors from the living into a large kitchen with double doors out to the garden.

I’d open up downstairs, get rid and f 3 doors together in the hall kitchen rtc and if you need an office put it in at the front - possible put a utility between office & kitchen or at the back put a shower room with the toilet or utility

keep the lounge but have a big L shaped open living kitchen sitting room

I would live with it as is for a year and then decide. It's got loads of space and flexibility already so it won't be hard!

Actually I think as the ink g toom
doesnt have a windo I would knock down the walls between that and the kitchen, move the kitchen into the dining room bit and dining table in the old kitchen, could then put big windows or bifold doors along the back wall. Would then leave you with 3 decent reception rooms with windows.

Kitchen/office/part dining room knocked through. Front part of dining becomes utility and wc accessed off hall. Primary reception room is your living room. 2nd reception room is play room/study/snug/multi-use. Has the dining room side of house got side access? That would give windows for utility and wc.

Looking at that I would think removing the wall between kitchen and dining would be structural

so the question is really how much budget do you have!!

simplest would be kitchen and study and living room knocked together to make a nice kitchen/diner/family room with utility/wc/pantry in dining. Maybe make reception room bigger too. Use under stairs and part of dining for a nice coat cupboard as you won’t need the kitchen door

I’d live in it for awhile, work out which rooms you use the most and what you use them for. Look to your future plans and what would suit them and your lifestyle. I wouldn’t rush into large expensive projects just yet.

Thanks for all the suggestions. It is basically an extension on the back of the original house but with none of the original walls being removed. So it really doesn’t work. They would also be structural walls which would need to be taken down and need RSJ.

we would have a healthy budget - but does anyone have any ideas what it might cost? We are in London.

Is it a single story extension? If so it might be easier to knock out the back and put a kitchen diner slightly extended out and leave the original house rooms as they are (although I would use dining for utility/pantry and wc)

cost wise it can also depend where in London tbh.

Many ways to do this but personally,
I’d get rid of the office and knock through to make an open plan kitchen.

You don’t need 3 reception rooms - it makes the house look cramped - right hand side knock them through to open them up but keep separate from kitchen.
WC to remain in kitchen where it is as I’m taking into account plumbing.
Plenty of units spaces I’ve highlighted in black and then a possible island in the middle?
If you wanted it to be full open plan then you could get rid of the hallway and open the staircase up?

I don't see anything wrong with it... looks great as is to me.

I absoloutly would NOT go knocking walls down but then I dispise open plan and those awful kitchen diners.

Thanks all, I understand open plan isn’t for everyone but it just suits us as a family.

Definitely good advice to live in the space for a while to see how it works.

@FuckoffeeBeforeCoffee that looks good, with also knocking through to the office. that would definitely be structural wall removal and we are in east London if that helps if anyone has any idea of costing? I know it’s a bit how long is a piece of string.

we have a healthy budget to do it, and get a middle of the road new kitchen too.

That kitchen is a weird shape and I bet it feels poky so I would def knock it through somehow.
What do you need? Are you happy with a kitchen/diner? Do you want a play room/telly snug for kids? Do you need a home office?
