Buyers asking for £60k off just before exchange

Just as the header says. Suddenly wrote us a long letter ranting about interest rates etc, and asking for a huge discount.

We live in an area where property is scarce and holding its value ATM due to that. Told agent to tell them where to go. I am furious as we will lose our dream home.

@TolkiensFallow they have been a nightmare all the way through.

3 surveys plus boiler, gas and electric surveys. Three viewings of 45 mins. Random emails to the agents requesting viewings with an hour's notice at a time when our 3 year old would be getting ready for bed. Calling the agents daily. Long essays about...who knows what as noone can understand. Argh!!!

We are doing exactly that. The agents seemed happy to be able to tell them that as they have been a nightmare.

I’m sorry OP. I know how it feels, we had a ‘buyer’ who strung us along for 3 months then changed their mind, causing us to lose our onward purchase.

At least you never have to deal witb this horrible person again.

Ask your onward purchase if they will give you a time period (1-2 weeks?) to try to find another buyer.

60k is a massive amount and very cheeky! How much of a percentage is that of the selling price? If it's a case of losing your dream home however I personally would be thinking about at least trying to negotiate something lower (much lower) and also going to the vendors of my dream property and asking them to do the same. Just to see if you can prevent a) starting from scratch again and b) losing your dream home. I personally would try that first.

The vendors on my current house asked for an extra £50k a week before completion. Told the agent they can go and fuck themselves, they backed down when we were about to walk away. They left the place like an absolute sithole when we finally got the keys. Wankers

I would tell them to do one on principle, but tbh I think this is going to become more common as the housing market continues to drop and interest rates continue to rise.Not that I agree with it fwiw, just that I think it will happen.

And the likelihood is that you’ll have to take a hit on your house price anyway as prices have dropped,and will still need to buy the new house at the same price because of aforementioned unethical behaviour that asking for a reduction would be.

So yeah. I would be prepared to have to knock £60k off the price, but I would do it with someone else.

This has made me not care about the dream house at all. We think they may have some kind of financial issue as the ranting letter kept on about various things.

They either buy at the price agreed or we refuse to sell to them. To hell with the consequences. They won't get another house in the area for the amount they are now offering.

The interest rate argument is stupid cuz they’ll likely have a fixed mortgage anyway so even if rates have gone up they won’t pay more monthly compared to when they made their offer. Yes they’ll be impacted when the term is up but so is everyone! And you never know they may go down by then!

They're scum. Instruct your solid to influence them agreed price or no sale.

Happened to my mum many years ago, cocky husband of a couple tried it last minute by asking for a reduction. She declined and relisted and told EA not to forward their correspondence. Wife of couple turned up at house crying as it was her dream house and her husband ruined it. My mum sold to them in the end, for the same % over the original agreed price as he tried to reduce by.
He certainly learnt a lesson that day

The EA doesn't think this is deliberate (but they have been difficult) but we have doubts.
